How we handle bathroom resealing in Chatham Green

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on shower trays & enclosures, baths and basins & vanity units, and common reasons people get in touch are new sealant laid over old sealant that is now lifting and lumpy, uneven sealant from a DIY attempt.

For a small place like Chatham Green, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

Big or small, it’s backed by our one-year guarantee.

How the visit works

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes around two hours for one bath or shower, longer for a whole bathroom. In a small place like Chatham Green, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Try not to wet indoor joints just before the visit

Surface by surface

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.

Questions from Chatham Green

Do you cover smaller places like Chatham Green?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Beaulieu Park station?

Yes, we work for landlords and agents. You can phone 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before work begins.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Is the work guaranteed?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

How long does the new silicone need before I use the shower?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.

Do you take out the old sealant first?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Where is Mr Mastic based?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

What sealant work can’t fix

New sealant can’t fix everything, and we’ll tell you before we start. It will not solve:

  • Failed grout lines across the wall
  • A tray that rocks until it’s re-bedded
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer before booking.

Surfaces we seal

  • Sinks & splashbacks
  • Shower trays & enclosures
  • Wet rooms
  • Basins & vanity units
  • Baths
  • Kitchen worktops & upstands

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Why deal with it now?

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us. In a small place like Chatham Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

We also work for property managers and facilities teams in Chatham Green and across Essex. Several sites can be quoted together, and we are fully insured for the work.

Do you need bathroom resealing in Chatham Green?

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

It’s worth asking for a quote if you see:

  • Damp behind the bath or under the tray
  • Lumpy, uneven sealant from a DIY attempt
  • Gaps where the bath or tray has moved
  • Water getting behind the kitchen upstand

Letting a property close to Beaulieu Park station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • Is VAT in the price?
  • The length of the guarantee
  • Which sealant they’ll use, and why
