Bathroom resealing for homes and businesses in Puttock's End

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include splits where the tray meets the wall and black spots spreading through the bead, on baths, kitchen worktops & upstands and sinks & splashbacks.

Homes around Puttock's End are mostly houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

The work is covered for a year after we finish. If anything is not right with it, ring 0345 464 0079 or email us.

Why deal with it now?

Dealing with sealant early is a short job: it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Older cottages and farmhouses around Puttock's End can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Combining jobs into one visit is usually more efficient than separate visits. You will get one clear quote for the whole job.

How we quote for bathroom resealing

There’s no set price list. What we look at:

  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints
  • Any working-time requirements on site

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Asking for a quote

To help us quote quickly, please include:

  • How we’d reach the joints
  • The address or postcode of the job
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

Puttock's End: your questions answered

Is Puttock's End within the area you cover?

Yes. Puttock's End is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is Puttock's End in your area for bathroom resealing?

Yes. Our work covers London and the South East, and Puttock's End is part of that. Just call 0345 464 0079 or email us with a few details of the job.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Can mouldy silicone be sorted out?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Do you have insurance?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or email us.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

When it is not the sealant

We will not take on work that won’t last, so these are the limits:

  • A leaking waste, trap or valve
  • Cracks in the tray itself rather than the joint
  • Failed grout lines across the wall

If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer before you book.

Surfaces we seal

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Baths
  • Shower trays & enclosures
  • Wet rooms
  • Sinks & splashbacks

What happens on the day

On the day, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before work begins. Most jobs take a morning or an afternoon for most single baths and showers. For a village or hamlet like Puttock's End, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Before we arrive

  • Keep children and pets away from the work area
  • Clear items away from the joints we’re working on
  • For business premises, tell us about site rules or sign-in

Advice

Work for landlords, hotels and businesses

For anyone letting property in or around Puttock's End, several properties can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

Common problems we fix in Puttock's End

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

If you can see any of these, it’s time to have the joints looked at:

  • Leaking joints on a shower screen
  • Gaps where the bath or tray has moved
  • Shrunken sealant along the back of a worktop
  • Water getting behind the bath panel

Rented homes near Stansted Airport station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

10 questions to ask before you book

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Use gentle cleaners on the silicone
  • Keep scourers and sharp tools away from the bead
  • Keep an eye on the corners, where splits start
  • Squeegee the walls and tray after use

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
