How we handle bathroom resealing in Lamarsh
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on shower trays & enclosures, baths and wet rooms, and people most often call us about gaps between the worktop and the wall and damp behind the bath or under the tray.
Being in a small place like Lamarsh makes no difference to the job itself: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What affects the quote in Lamarsh
Some jobs are bigger than they look, and some smaller. The main factors:
- How much old sealant there is and how hard it is to remove
- When we can work, for business premises
- Any mould that needs treating
- The number and length of the joints
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Asking for a quote
Before you ask for a quote, have a think about:
- Any access issues, like height or stairs
- Any previous sealing or DIY work
- Roughly how big the job is
- The problem you’ve noticed

Lamarsh homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
Rented homes near Bures station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to Church of the Holy Innocents include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

How the job changes by surface
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
The process
There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes a morning or an afternoon for most single baths and showers for a typical job. Somewhere like Lamarsh needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
How to prepare
- Mention any leaks or damp you’ve noticed
- Try not to wet indoor joints just before the visit
- Plan for the work area to be out of bounds to pets and children

What else we do in Lamarsh
Lamarsh: your questions answered
Is Lamarsh within the area you cover?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
I let a flat near Bures station. Can you help?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status.
Is white the only colour available?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
How long does it take to reseal a bath or shower?
A single bath or shower takes about a couple of hours, old sealant removal included. A full bathroom and kitchen can take most of a day.
How long before the new sealant can get wet?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
What information do you need?
Tell us what needs doing and where, plus photos if you have them. We’ll ask anything else we need to know.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Why act early in Lamarsh
The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Around Lamarsh, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Leaving a failed joint generally makes the job bigger, not smaller. If you’re not sure whether it needs doing, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

When something else is needed
A few problems are outside what sealant work can do:
- A cracked shower tray or bath (that needs repair or replacement)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A tray that rocks until it’s re-bedded
If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Move toiletries away from the joint
- Let new sealant cure fully before it gets wet
- Wipe the sealant dry after showering
- Dry worktop joints after washing up
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
