Bathroom resealing in Breeds, done properly
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Breeds. We’re ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. Common call-outs are for splits where the tray meets the wall and smears of silicone across the tiles, on kitchen worktops & upstands, shower trays & enclosures and wet rooms.
Somewhere as small as Breeds, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.
The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Avoid abrasive pads on the sealant
- Open a window or run the fan so the room dries
- Use gentle cleaners on the silicone
- Dry worktop joints after washing up
In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
How the visit works
You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes half a day or less for one room, longer when the kitchen is included in most cases. For a village or hamlet like Breeds, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, usually around 24 hours.
How to prepare
- Keep children and pets away from the work area
- Clear items away from the joints we are working on
- Let us know about earlier repairs to the joints

Advice
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
When something else is needed
In fairness, some problems need a different trade:
- A bath or tray that moves because it is not properly supported
- A tray or bath that’s cracked through
- Failed grout lines across the wall
If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer before booking.

Your questions about bathroom resealing in Breeds
Do you cover smaller places like Breeds?
Yes. Breeds is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you do bathroom resealing in Breeds?
Yes, Breeds is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or email us with a few details of the job, and we will give you a clear quote.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Will it make a mess?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
Can mouldy silicone be sorted out?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
Can you reseal around my kitchen sink and worktop?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
When can I use the bath or shower again?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

What else we do in Breeds
When to call us in Breeds
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
The problems people normally mention when they call include:
- Gaps where the bath or tray has moved
- Smears of silicone across the tiles
- Leaking joints on a shower screen
- Gaps between the worktop and the wall
If you live in an older home near Church of SS Mary and Laurence, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What to look for in a quote
- Who does the work, and how experienced they are
- What the quote includes, VAT included or not
- What guarantee comes with the work
