- Two layers of silicone, both failing
- Water getting behind the kitchen upstand
Bathroom resealing for homes and businesses in Sheering
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you’re dealing with a joint torn by a bath that flexes and new sealant laid over old sealant that is now lifting, we can help, whatever the surface.
Being in a small place like Sheering makes no difference to the job itself: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

How the job changes by surface
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.
What affects the quote in Sheering
You’ll get a clear quote before work begins. It’s based on:
- How many areas need sealing
- Mould in or behind the old joints
- The old material and how stubborn it is
- Working hours on commercial sites
Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.
What we need to know
Photos help, but a description is a good start. Please mention:
- A few photos by email, if you can
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or send us an email.
Signs you need bathroom resealing in Sheering
The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
Most people get in touch after spotting one of these:
- Leaks into the floor or ceiling below
- A reseal done over the top of the old bead
- Leaking joints on a shower screen
- Black mould in the silicone that will not clean off
Rented homes near Sawbridgeworth station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Sheering: your questions answered
Do you cover smaller places like Sheering?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Sawbridgeworth station?
Yes. We work for letting agents and landlords as well as householders. You can ring 0345 464 0079 or email us with the details for a clear quote.
Does the resealing come with a guarantee?
Yes. We give a 12-month guarantee on every job, and we’re fully insured.
Is there any odour?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Where are you based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Can you do several jobs on one visit?
Yes. More than one area can be quoted together.
What we do, step by step
You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes a couple of hours for a single bath or shower in most cases. In a small place like Sheering, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.
Before we arrive
- Let us know if you’ve seen damp or leaks
- Try not to wet indoor joints just before the visit
- Mention if the joints have been sealed before
How to get a quote
We quote each job on its own. Simply phone 0345 464 0079 or email us and describe the job, and pictures are welcome.
Advice
Bathroom resealing in Sheering: local notes
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
For site and facilities teams at buildings such as Hatfield Heath Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Parish Church of St Mary the Virgin, walls and floors in older homes can move, and sealant and grout show it first.

When it is not the sealant
Some problems need a builder, plumber or other trade rather than us:
- A leaking waste, trap or valve
- Tiles that have come away from the wall
- Water getting in through the grout rather than the sealant

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Aftercare tips
Looking after new joints is easy, and it makes a real difference:
- Keep scourers and sharp tools away from the bead
- Wipe up water along the back of the worktop
- Look for lifting corners and small gaps now and then
- Do not let bottles sit on the bead
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
