Bathroom Resealing in Gidea Park
We cover Gidea Park for bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly.
- Shrunken sealant along the back of a worktop
- A joint torn by a bath that flexes
- Leaks into the floor or ceiling below
About our bathroom resealing in Gidea Park
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on kitchen worktops & upstands, shower trays & enclosures and basins & vanity units, and people most often call us about cracked, shrunken or lifting silicone and water escaping at the shower enclosure.
Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in Gidea Park, getting the joints right keeps water where it belongs and the room looking clean.
We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Damage behind the tiles that needs a tiler
- A bath or tray that moves because it isn’t properly supported
- Cracked or missing grout between tiles (that is regrouting)
If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer.

What happens if it’s left?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Gidea Park, the repair is bigger than a sealant job.
Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Your questions about bathroom resealing in Gidea Park
I live in a flat in Gidea Park. Can a failed seal leak into the flat below?
Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that’s down. A proper reseal before the leak starts is the easy fix.
Do you work for landlords with property near Gidea Park station?
Yes, we work for letting agents and landlords. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.
Will it make a mess?
We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator.
How it works
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. It generally takes a couple of hours for a single bath or shower. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Gidea Park. It helps if you can point us to a visitor permit or a bay close to the door.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Before we arrive
- Try not to wet indoor joints just before the visit
- Clear the area around the work
- For business premises, tell us about site rules or sign-in

What the job involves on each surface
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.
Landlord and commercial work in Gidea Park
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.
For anyone letting property in or around Gidea Park, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and pictures by email help.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Keep bottles off the sealant line
- Clean with a mild bathroom cleaner and a soft cloth
- Avoid abrasive pads on the sealant
- Do not leave water standing on kitchen joints
Don’t stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Bathroom resealing in Gidea Park: local notes
London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Gidea Park has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
In the older streets around St Michael and All Angels Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Royal Liberty School, we reseal washrooms and kitchens in schools and businesses as well as homes. Gidea Park is in London, so parking needs planning: let us know about parking bays, permits or a driveway.
