Remedial sealant in Romford

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

About our remedial sealant in Romford

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint fails however neatly it’s applied. Out it comes, and in goes a sealant suited to the job. Typical jobs include a second bead peeling off the first and smears and lumps from a botched reseal, on failed movement joints, botched or over-sealed joints and leaking tray & enclosure joints.

Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in Romford, getting the joints right keeps water where it belongs and the room looking clean.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What happens on the day

On the day, we start by going over the job with you. We protect the surfaces around the joints before any work starts. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Romford. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before

What affects the cost of remedial sealant

We don’t publish a price list, because no two jobs are the same. What we look at:

  • Any mould that needs treating
  • The size of the job
  • Access and height
  • The product the joint needs

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

What we need to know

What to tell us when you ask for a quote:

  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode

Need a quote? Please phone 0345 464 0079 or drop us an email with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

When to call us in Romford

Joint depth matters. Sealant packed too deep, or stuck to the back of the joint as well as the sides, can’t stretch, so it tears when the joint moves. Backing sets the depth and stops that.

These are the problems we’re asked about most:

  • Repeat leaks from the same joint
  • Wide, uneven beads that look worse than the old ones
  • Gaps opening along the back of the worktop
  • Torn expansion joints

Managing a site like Concordia Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Questions to ask before you book

  • Who turns up on the day
  • Which sealant they’ll use, and why
  • How the colour is chosen
  • When the joint can take water or movement

Your questions about remedial sealant in Romford

Do you work in hotels near Romford?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

I let a flat near Romford station. Can you help?

Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

Can you remove sealant that’s been put over old sealant?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s what makes the new bead last.

Do you fix expansion and movement joints?

Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then call 0345 464 0079 or drop us an email.

How long should I leave it?

Different products cure at different speeds, so please follow the time we give you when we finish.

How long will it take to strip and reseal the joint?

That depends on how many layers there are and how many joints. We’ll tell you before work begins.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Never fill a movement joint with mortar or grout
  • Never seal over old silicone
  • Check ceilings under showers for marks
  • Air the bathroom so the sealant can dry

Keep an eye on the joint at first, especially if movement was the problem. Should anything change, phone 0345 464 0079 or send us an email.

Do not keep resealing the same joint. Have someone find out why, or the next bead will go the same way.

What happens if it’s left?

Spraying mould remover on a sealed-over joint does not reach what’s underneath. Removal is the only way to get at it, so the joint can be treated and resealed. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

How the job changes by surface

Movement & expansion joints

A movement joint must be able to stretch. We remove the failed sealant, fit backing and reseal with a low-modulus product.

Mouldy bath & shower sealant

Mould that has grown into silicone does not clean out for good. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.
