Romford New Build Mastic

Our applicators work in Romford on plot mastic for developers and snagging failed sealant in new homes. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.

  • Messy sealant that spoils new finishes
  • Sealant that never bonded to the surface
  • Joints pulling apart as timber shrinks

New build mastic for Romford homes and businesses

New build mastic for homes and businesses in Romford

A new build should have a neat, sound bead at every joint. Smeared, patchy or cracked sealant is worth sorting early, before water gets into the floor or walls. If you’re dealing with second-fix sealing on new plots and shower seals failing in the first year or two, we can help, whatever the surface.

New flats are going up across London, many of them in larger developments. In a new development, snags are often reported through the developer or the managing agent, and shower seals that fail early, skirting joints that open up and gaps at thresholds are all common snags.

Each job carries a 12-month guarantee, whatever its size.

Why deal with it now?

The builder is usually the first port of call while the snagging or warranty period runs. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

The cost depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent.

If you’ve bought a new home near Romford station, the sealant around baths, showers and frames is worth checking in the first year or two. As a London address, Romford can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

How it works

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for most snagging lists, longer for a run of plots. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Each joint is checked for movement before any work starts.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints
  • Let us know if you’ve seen damp or leaks

Romford: your questions answered

Can parking be tricky for a visit in Romford?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Do you cover Romford for new build mastic?

Yes, Romford is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or email us and tell us what needs doing.

Where are you based?

We work from Crawley. Our applicators cover Romford.

Why does sealant fail so quickly in new builds?

Cracking in the first couple of years is common as timber and plaster dry out. Rushed application on dusty surfaces makes it worse.

Do you work through snagging lists?

Yes. We often work straight from a snagging list. We will go through the sealant items and agree what we will do.

Should I wait before resealing?

It depends on whether water is getting through. Failed seals in wet areas need doing now, while small cosmetic gaps can wait a while.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

When it is not the sealant

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Disputes or warranty claims with your builder
  • Leaking fittings rather than failed sealant
  • Broken tiles or a split tray

If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before booking.

How we quote for new build mastic

Every job gets its own quote. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • How many areas need sealing
  • How easy the joints are to reach

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or send us an email and we will talk you through it.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • A few photos by email, if you can
  • Any previous sealing or DIY work
  • Any access issues, like height or stairs

Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job, and we will come back to you with a quote.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Keep water off fresh sealant until it has cured
  • Avoid running a DIY bead over the old one
  • Watch for new gaps as the house dries out
  • Report sealant problems to your builder during the snagging period

Keep photos of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black saves a harder job later.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
