About our bathroom resealing in Wennington

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. If you have black mould in the silicone that won’t clean off and a joint torn by a bath that flexes, we can put it right.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.

You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

Quotes for bathroom resealing in Wennington

There’s no set price list, because jobs vary so much. What we look at:

  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • How many areas need sealing
  • The amount of work

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, ring 0345 464 0079 or send us an email and we will give you an honest view and a quote.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • How we’d reach the joints
  • What’s wrong with the joints now
  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel

We quote each job on its own, so start by telling us what you need. Just call 0345 464 0079 or email us with the details.

Different surfaces, different methods

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

How the visit works

We keep the work tidy and contained to the area we’re working on. The job normally takes a couple of hours for a single bath or shower, and we tell you how long to leave it before we go. In Wennington, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before
  • Try not to wet indoor joints just before the visit

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What bathroom resealing looks like in Wennington

London has hard water, so limescale builds up on sealant, grout and fittings. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.

As a London address, Wennington can be tricky for parking: let us know about parking bays, permits or a driveway. If you look after a building such as Brady Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Rainham (Essex) station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Why act early in Wennington

A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In a flat in Wennington, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Squeegee the walls and tray after use
  • Run the extractor fan during and after every shower
  • Keep an eye on the corners, where splits start
  • Move toiletries away from the joint

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

Wennington questions

Is parking an issue for bathroom resealing in Wennington?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

I let a flat near Rainham (Essex) station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Wennington.

What we cannot put right

Before booking, it’s worth knowing the limits:

  • A bath or tray that moves because it isn’t properly supported
  • Water getting in through the grout rather than the sealant
  • Tiles that have come away from the wall

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before you book.
