What affects the cost of bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site
  • The amount of work
  • The number of rooms or windows

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

What to tell us for a quote

When you call or email, these details help:

  • If someone has resealed it before
  • Pictures of the joints, sent by email
  • Where the property is
  • How many joints, rooms or windows are involved

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

How we handle bathroom resealing in Beam Park

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on shower trays & enclosures, basins & vanity units and sinks & splashbacks, and people most often call us about leaks into the floor or ceiling below and a bead that has pulled away from the tiles.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Beam Park are no different.

Every job comes with our 12-month guarantee.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job. In Beam Park, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children

Different surfaces, different methods

Baths

Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t stretched when it’s used.

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and if the tray needs refixing, we will say so.

What sealant work cannot fix

In fairness, there are a few things sealant will not fix:

  • Water getting in through the grout rather than the sealant
  • A tray or bath that is cracked through
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you’re not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before booking.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Leave it or put it right?

Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is generally all it takes, as long as the fittings themselves are sound. If we find a deeper problem, you’ll hear it from us. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or email us.

Signs you need bathroom resealing in Beam Park

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.

Keep an eye out for these signs:

  • Water escaping at the shower enclosure
  • Mouldy sealant that has gone black
  • Damp behind the bath or under the tray
  • New sealant laid over old sealant that is now lifting

In the older streets around Church of St Helen and St Giles, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions to ask before you book

  • Which colour the sealant will be
  • How long to leave it before use
  • What the quote includes, VAT included or not
  • The length of the guarantee

FAQs for Beam Park

Can worn sealant in a flat in Beam Park cause a leak downstairs?

Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

I let a flat near Dagenham Dock station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.

Do you do kitchens as well as bathrooms?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Does the resealing come with a guarantee?

Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Can mouldy silicone be sorted out?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

London’s water is hard, which leaves limescale on sealant, grout and taps. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.
