How we handle regrouting in East Ham
Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. Our job is to rake it out and put new grout in and renew the silicone at the edges. Typical jobs include cracked or crumbling grout lines and grout that makes sound tiles look old, across bathroom floors, tiled floors and kitchen splashbacks.
In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest.
We stand behind the work with a one-year guarantee, so you’re covered after we’ve gone.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Run the extractor fan during and after a shower
- Wipe or squeegee the shower walls
- Rinse soap off the tiles after each shower
- Keep harsh bleach and acid cleaners off the grout
Leave the area unused for as long as we advise, so it can harden properly. After that, rinse the tiles after showering and let the room air.
Small problems with grout are quick to put right. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
Common questions in East Ham
Could a tired shower seal in my East Ham flat affect the neighbours below?
Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Can you help a landlord with a rental near Barking station?
Yes, we work for landlords and agents. Just phone 0345 464 0079 or email us and tell us about the property, and we will send you a clear quote.
Can you change the grout colour?
Yes. Many customers do. Darker grout can hide marks and lighter grout gives a fresher look.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Can you regrout just the shower?
Yes. We’ll check the other tiled areas as well and let you know if more needs doing.
Is resealing included with regrouting?
Normally, yes. The corners and edges should be silicone, and it makes sense to renew both together.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Where are you based?
We’re based in Crawley, and we cover South East England, London and all of Scotland.
What we cannot put right
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Cracked or broken tiles
- Leaks from pipes, valves or wastes (a plumber’s job)
- Tiles that are loose or hollow behind
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.

How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, or longer for a fully tiled room, and the area is left clean. For a job in East Ham, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.
- First we agree what’s being done and flag any loose tiles.
- Grout is raked out without chipping the tiles.
- The joints are cleaned out and vacuumed.
- We grout the joints and wipe the tiles clean.
- Internal corners and edges are resealed.
Preparing for the visit
- Let us know about parking restrictions
- Mention any tricky access
- Clear the area around the work

Bathrooms and kitchens in East Ham
London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. London’s water is hard, which leaves limescale on sealant, grout and taps.
Homes close to St Bartholomew's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Managing a site like St Michael's Catholic Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What happens if it’s left?
Cleaning products may brighten grout for a time, but mould that has got into grout normally comes back. New grout, with silicone in the corners, deals with the cause. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in East Ham, the repair is bigger than the sealant job would have been.
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.

When to call us in East Ham
Harsh cleaners and scrubbing wear grout away. Some bleaches and acid descalers break grout down with repeated use, leaving the joints sunken and rough.
The most common problems we see are:
- Greasy, stained grout behind the hob
- Gaps where the shower grout has gone
- Discoloured grout on otherwise sound tiles
- Stained grout that cleaning won’t shift
As a London address, East Ham can be tricky for parking: let us know about parking bays, permits or a driveway.
What to look for in a quote
- How long the guarantee is
- What product goes in the joint
- Whether they’re fully insured
- Whether they seal over old material or remove it
