Greengate: your questions answered

Is parking a problem for a job in Greengate?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Can worn sealant in a flat in Greengate cause a leak downstairs?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

When can I use the shower again?

It varies with the products and the room. We’ll give you a time to follow at the end of the visit.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Can you regrout just the shower?

Yes, that is common. The shower normally fails first, so it’s often the only area that needs doing.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.

Is resealing included with regrouting?

We generally do. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.

Will regrouting fix loose tiles?

Tiles that have come away need sorting first. We’ll show you which ones before any grout comes out.

Regrouting in Greengate, done properly

We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, because regrouting won’t fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. Typical jobs include splashback grout that has darkened and old grout in a dated colour, across bathroom wall tiles, bathroom floors and kitchen splashbacks.

Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Greengate, that is a good reason to put tired sealant and grout right early.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

When something else is needed

Sealant is not the answer to every problem, and we will tell you before work begins. It will not solve:

  • Water coming from plumbing rather than grout
  • Waterproofing that has failed below the tiling
  • A floor or wall that keeps moving

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

What we seal

  • Bathroom floors
  • Kitchen splashbacks
  • Wet rooms
  • Shower walls
  • Bathroom wall tiles
  • Tiled floors

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Different surfaces, different methods

Kitchen splashbacks

We can regroute a splashback with the kitchen left in place. The joint along the worktop is resealed with silicone.

Shower walls

Most regrouting jobs include a shower. Cracked or missing grout here lets water behind the tiles.

Greengate homes and their sealant

In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. London’s water is hard, so limescale builds up on sealant, grout and fittings.

As a London address, Greengate can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. In the older streets around St Andrew's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How the visit works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to a full day, depending on the area. In Greengate, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before

Advice

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Common problems we fix in Greengate

Poor ventilation keeps grout damp, giving mould a place to grow. Black marks that come back after cleaning are often in the grout itself.

These are the problems we are asked about most:

  • Shower grout that has worn away
  • Cracked grout along the bath or tray
  • Splashback grout that has darkened
  • Floor grout that will not come clean

If you let a flat or house near West Ham station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What your quote should include

  • How much experience the applicator has
  • What happens if the job turns out different
  • Are they insured?
  • When the joint can take water or movement

Why it’s worth doing now in Greengate

Cleaning products may brighten grout for a time, but stains and mould that have soaked in tend to return. Replacing the grout and resealing the edges is a lasting fix. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Greengate, the repair is bigger than the sealant job would have been.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
