Landlords, agents and businesses in Canning Town

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

About our regrouting in Canning Town

Before work begins, the tiles are checked. Loose or hollow tiles are pointed out first, because regrouting won’t fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. We work on shower walls, tiled floors and wet rooms, and the jobs we see most are grout that stays dark however much it’s cleaned and crumbling grout between the tiles.

Hard London water leaves limescale on sealant, grout and taps alike. In Canning Town, regrouting is as much about a room looking cared for as about keeping water out.

Big or small, it’s backed by our one-year guarantee.

Bathrooms and kitchens in Canning Town

London’s water is hard, so limescale builds up on sealant, grout and fittings. Canning Town has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For site and facilities teams at buildings such as Rosetta Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near St Cedd's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. As a London address, Canning Town can be tricky for parking: let us know about parking bays, permits or a driveway.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Check the corner silicone every few months
  • Skip wire brushes and scourers
  • Don’t use strong acidic cleaners on grout
  • Open a window or run the fan to clear steam

Wipe the tiles down after a shower keeps water off the grout. Ventilate the room well to help it dry out.

Small problems with grout are quick to put right. Left for a few years, they can become a leak, so get it looked at when you notice it.

How we quote for regrouting

The quote reflects the job in front of us. We take into account:

  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • Whether the work is at height
  • How much there is to do

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

To help us quote quickly, please include:

  • How many joints, rooms or windows are involved
  • A few photos by email, if you can
  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before

To get a quote, phone 0345 464 0079 or send us an email with the location and a short description of the problem. We’ll give you a clear quote before any work starts.

What we do, step by step

You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes a few hours for a shower enclosure, longer for a whole room for a typical job. In Canning Town, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

How to prepare

  • Let us know about earlier repairs to the joints
  • Let us know if you’ve seen damp or leaks
  • Mention any sign-in or site rules at work premises

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

How the job changes by surface

Bathroom wall tiles

Splash areas around basins and baths stain first. We can regroute just those areas or the whole wall.

Shower walls

Most regrouting jobs include a shower. Cracked or missing grout here lets water behind the tiles.

Questions from Canning Town

I live in a flat in Canning Town. Can a failed seal leak into the flat below?

Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. Cutting out the old sealant and laying a new bead early stops it getting that far.

Do you work for landlords with property near Custom House station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

When can I use the shower again?

You’ll get a clear time from us before we go. Both the grout and the silicone need time to cure before the shower is used.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Can you regrout just the shower?

Yes. We’ll look at the rest of the room too and tell you if anything else needs attention.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

When something else is needed

It helps to know what we can’t do too:

  • Movement in a stud wall or floor
  • A leaking wet room membrane
  • Water coming from plumbing rather than grout

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before booking.
