Regrouting in Plashet
Problem with your tiled areas in Plashet? We cut out the old, prepare the joints and apply the right sealant.
- Grout that makes sound tiles look old
- Grout that stays dark however much it’s cleaned
- Dirty, worn grout on a tiled floor
About our regrouting in Plashet
Before any work starts, the tiles are checked. Loose or hollow tiles are pointed out first, because regrouting will not fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. Typical jobs include gaps where the shower grout has gone and grout that’s cracking and breaking up, on kitchen splashbacks, bathroom floors and wet rooms.
Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Plashet, that is a good reason to put tired sealant and grout right early.
There’s a 12-month guarantee on every job, whatever its size.

What affects the cost of regrouting
Call for a quick quote. What matters most is:
- When we can work, for business premises
- The product the joint needs
- The amount of work
- Whether the work is at height
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.
Helping us quote
To make quoting easier, please include:
- What the problem is, such as mould, gaps, leaks or cracking
- A few photos by email, if you can
- Whether it has been sealed before
- Whether it’s a home or a business

What regrouting looks like in Plashet
In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. London’s water is hard, so limescale builds up on sealant, grout and fittings.
Homes close to Church of St Barnabas include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Woodgrange Park station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.
Plashet is about 2 miles north-east of Plaistow, in Greater London. Across the E6 area, we can carry out regrouting at your property. Across Greater London, we cover 764 places, Plashet among them. There’s also a page for London, about 7 miles away.
All of E6, E12 and E7 is covered for regrouting. We cover properties on Fry Road, Edith Road and Hilda Road. Do you need regrouting in Plashet?
Harsh cleaners and scrubbing wear grout away. Some bleaches and acid descalers break grout down over time, leaving the joints sunken and rough.
If you can see any of these, it’s time to have the joints looked at:
- Grout stained black or orange that will not clean
- Discoloured grout on otherwise sound tiles
- Old grout in a dated colour
- Grout that’s cracking and breaking up
As a London address, Plashet can be tricky for parking: let us know about parking bays, permits or a driveway.
What your quote should include
- What preparation is included
- How much experience the applicator has
- Are they insured?
- Whether the sealant suits the joint
Honest limits
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Tiles that have come away from the wall
- Cracked or broken tiles
- Leaks from pipes, valves or wastes (a plumber’s job)
If you’re not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer before booking.

How the visit works
We work through the job in order: protect, prepare, seal, tidy. Typically it takes anything from a few hours to a full day, depending on the area. In Plashet, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.

- Clear the area around the work

Advice
Keeping the joints in good condition
Looking after new joints is easy:
- Open a window or run the fan to clear steam
- Keep harsh bleach and acid cleaners off the grout
- Clean grout with a mild bathroom cleaner
- Use a squeegee on the tiles after showering
Before we leave, you will know when the shower can be used. Please follow it, and avoid scrubbing the new grout hard for the first few days.
Fixing grout early is a small job. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.
DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Leave it or put it right?
Colouring the surface of old grout is a quick cosmetic fix. They will not fill gaps or keep water out, and stains can show through again. A proper regrout puts new grout in the joint. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler for homes in Plashet.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Plashet questions
Is parking an issue for regrouting in Plashet?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
I let a flat near Woodgrange Park station. Can you help?
Yes. We work for landlords and agents as well as homeowners. You can ring 0345 464 0079 or email us with the details for a clear quote.
How long does the job take?
A typical job takes a few hours for a shower enclosure, longer for a whole room, including the preparation. We will confirm how long when we quote.
Are you insured?
Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Plashet.
Can new sealant go over the old?
No. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
