Bathroom resealing for Ilford homes and businesses

The process

At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Ilford. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Mention any leaks or damp you’ve noticed
  • Move anything stored near the joints

Bathroom resealing for homes and businesses in Ilford

Sealant that is mouldy, cracked or peeling shouldn’t be left until there’s a leak. A photo of the joints helps when you ring 0345 464 0079 or drop us an email, and you’ll get a clear quote for bathroom resealing in Ilford. Typical jobs include a reseal done over the top of the old bead and a bead that has pulled away from the tiles, across basins & vanity units, kitchen worktops & upstands and shower trays & enclosures.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Surface by surface

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point.

What we can’t put right

New sealant can’t fix everything, and we’ll tell you before we start. Sealant will not put right:

  • Damage behind the tiles that needs a tiler
  • A tray or bath that is cracked through
  • Failed grout lines across the wall

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly before you book.

Surfaces we seal

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Wet rooms
  • Baths

Keeping the joints in good condition

Looking after new joints is easy:

  • Squeegee the walls and tray after use
  • Keep bottles off the sealant line
  • Keep the fan on for a while after bathing
  • Use gentle cleaners on the silicone

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

Why deal with it now?

You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Ilford, the repair is bigger than the sealant job would have been.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Why us?

  • Neat joints and a tidy finish
  • You choose the colour before work begins
  • White, clear, grey or another colour, product permitting
  • Domestic, commercial and hotel work

Take a look at what affects the cost or our reviews.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What affects the quote in Ilford

We don’t publish a price list, because jobs vary so much. The quote depends on:

  • Which sealant suits the joint
  • Any mould that needs treating
  • The size of the job
  • How much old sealant there is and how hard it is to remove

The cost depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before
  • The problem you’ve noticed
  • The rough size of the job

Every job is quoted individually, so start by telling us what you need. Simply phone 0345 464 0079 or email us and describe the job and send pictures if you have them.

Bathrooms and kitchens in Ilford

London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.

Managing a site like Winston Way Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near St Alban's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Ilford is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Your questions about bathroom resealing in Ilford

I let a flat near Ilford station. Can you help?

Yes, we work for letting agents and landlords. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Can worn sealant in a flat in Ilford cause a leak downstairs?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.

Is the work guaranteed?

Yes. Every job carries our 12-month guarantee.

Are you fully insured?

Yes. Full insurance covers our work.

Can mouldy silicone be sorted out?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What should I tell you?

Let us know what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.

How long does the new silicone need before I use the shower?

We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.
