Trusted bathroom resealing in Loxford

Bathroom resealing in Loxford, done properly

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just phone 0345 464 0079 or send us an email with a photo of the joints, and you’ll get a clear quote for bathroom resealing in Loxford. We work on wet rooms, shower trays & enclosures and kitchen worktops & upstands, and the jobs we see most are smears of silicone across the tiles and water escaping at the shower enclosure.

London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. That makes worn sealant and cracked grout in Loxford more than a cosmetic job.

Each job carries a 12-month guarantee.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Keep bottles off the sealant line
  • Dry worktop joints after washing up
  • Squeegee the walls and tray after use
  • Let new sealant cure fully before it gets wet

Keep water off the new bead until it has cured, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

Common problems we fix in Loxford

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.

These are the problems we are asked about most:

  • Black mould in the silicone that won’t clean off
  • Lumpy, uneven sealant from a DIY attempt
  • Leaking joints on a shower screen
  • New sealant laid over old sealant that is now lifting

For an older house near a landmark such as St Luke's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Our hiring checklist

How we quote for bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • Whether old sealant or filler has to be cut out
  • The amount of work
  • How many areas need sealing
  • How easy the joints are to reach

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • The address or postcode of the job
  • What’s wrong with the joints now
  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email

If you are in Loxford and need bathroom resealing, ring 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and you’ll get a clear quote before we start.

How it works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a morning or an afternoon for most single baths and showers, including the tidy-up. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Move anything stored near the joints
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Loxford homes and their sealant

In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early. Loxford has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For site and facilities teams at buildings such as Woodlands Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Barking station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Loxford is about 3 miles north-east of Plaistow, in Greater London. Every kind of property in Loxford can book us for bathroom resealing, old or new, large or small. The work is guaranteed for a year. Across Greater London, we cover 764 places, and Loxford is one of them. For nearby work, see our London page, about 8 miles away.

Our applicators cover all of IG1, IG11 and IG3 for bathroom resealing and the streets around it. You will find streets such as Dane Road, Eton Road and Natal Road. If you’re just outside Loxford, we cover Ilford (1 mile north), Manor Park (1 mile west), Barking (1 mile south-east), Little Ilford (1 mile west) and Wallend (1 mile south-west). Within a short drive, we also cover London (8 miles south-west), City of Westminster (10 miles west), Marylebone (10 miles west), Kensington (13 miles west), St Pancras (9 miles west) and Shoreditch (7 miles west).

For landlords and businesses

We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Different surfaces, different methods

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Questions from Loxford

Do you take on hotel work around Loxford?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Could a tired shower seal in my Loxford flat affect the neighbours below?

Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.

Do you reseal kitchen worktops and sinks too?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Are you fully insured?

Yes, we are fully insured for domestic and commercial work.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Is the work guaranteed?

Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.

What happens if it’s left?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Loxford, the repair is bigger than a sealant job.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.
