External mastic in Loxford

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours to a few days, depending on the length of joint and the access. In Loxford, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention if the joints have been sealed before
  • Mention any sign-in or site rules at work premises

External mastic for homes and businesses in Loxford

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where a rigid filler would soon crack. If you have joints where the bead has come unstuck and movement joints filled with mortar instead of sealant, we can help.

Modern London flats rely on sealed movement joints and cladding joints. Older terraces have their own weak points: gutter joints, roofline trims and the joint where an extension meets the original wall, and both kinds of building are found across London.

Big or small, you get the same one-year guarantee in Loxford and across Greater London.

How the job changes by surface

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that’s happened, we rake it out and reseal it properly where it can be done safely.

Your questions about external mastic in Loxford

Do you work for landlords with property near Barking station?

Yes, we work for landlords and agents. You can phone 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before work begins.

Can parking be tricky for a visit in Loxford?

Parking in Loxford, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you when we finish.

Can you seal joints between two different materials?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides, primed where needed.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Do you use backing rod?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.

How often do external joints need resealing?

That depends on the wall, the weather and the movement. Look for splits, hardening or edges coming away.

What external mastic looks like in Loxford

Historic houses like Eastbury Manor House (about 1.2 miles south-east) are a reminder that the area around Loxford has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. In terraces and conversions, gutters and walls are often shared with the neighbours, so check who is responsible for the outside before booking.

If you live in an older home near St Luke's Church, the joints between older walls, newer extensions and the roofline need a sealant that can move. For site and facilities teams at buildings such as Woodlands Primary School, larger buildings have long runs of movement joint that eventually need resealing. As a London address, Loxford can be tricky for parking: let us know about parking bays, permits or a driveway.

Why it’s worth doing now in Loxford

It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Loxford, the repair is bigger than a sealant job.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What sealant work cannot fix

Before booking, it’s worth knowing the limits:

  • Cracks in the bricks or render themselves, away from the joints
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Structural movement, which needs a surveyor or engineer

If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think.

Joints and surfaces we work on

  • Brickwork movement joints
  • Copings & trims
  • Façade panels
  • Concrete & block
  • Render & cladding joints
  • Joints between brick and frames

Keeping the joints in good condition

Aftercare is simple:

  • Tell anyone working on the walls about the movement joints
  • Get split or bare joints resealed while the damage is small
  • Check external joints each spring
  • Never let anyone fill a movement joint with mortar

Do not paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint and spoil the finish.

Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How we quote for external mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The number and length of the joints
  • When we can work, for business premises
  • Whether the work is at height
  • Which sealant suits the joint

Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

What to tell us for a quote

What to tell us when you ask for a quote:

  • How we’d reach the joints
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now

Want a quote for external mastic? Please ring 0345 464 0079 or send us an email with a few details. We will explain what we’d do and give you a clear price before any work starts.
