External mastic across Plaistow and nearby, with old sealant always removed completely and a 12-month guarantee.
- Rain getting behind render or cladding at a joint

- Rigid filler in a joint that should flex
Different surfaces, different methods
Cladding and façade panels
If the façade has a specified sealant, that’s what we use. Send us any details you have about the façade.
Joints between dissimilar materials
Each side of the joint may need its own preparation. Both surfaces are cleaned and primed as the product requires.
External mastic in Plaistow, done properly
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. We’re often asked to deal with old sealant gone brittle and cracked and failed seals between different materials, across copings & trims, joints between brick and frames and render & cladding joints.
Outside work in London starts with access: side passages, upper floors and where to park. In Plaistow, joints up high may need ladders or other access, which is worth talking through when you book.
All of our work is guaranteed for twelve months, in Plaistow and everywhere else we cover.

Outside joints around Plaistow
London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. London terraces and converted houses often share gutters, downpipes and walls, so it’s worth agreeing who is responsible before work starts.
As a London address, Plaistow can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. In the older streets around Memorial Community Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Common problems we fix in Plaistow
Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.
Keep an eye out for any of the following:
- Brick movement joints where the sealant has split
- Failed sealant between panels on a façade
- Rain getting behind render or cladding at a joint
- Weathered mastic that no longer stretches
If you let a flat or house near West Ham station, split movement joints are easy to miss on a rental until damp shows inside.
Questions to ask before you book
- When the joint can take water or movement
- Whether the sealant suits the joint
- Who turns up on the day
- Which colour the sealant will be
Common questions in Plaistow
Do you work for landlords with property near West Ham station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.
Is parking a problem for a job in Plaistow?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
Can new sealant go over the old?
No, it will not last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little.
What does external mastic cost?
It depends on the job, so we quote each one individually. To get one, ring 0345 464 0079 or send us an email and let us know what needs doing and where.
Is there a guarantee?
Yes. Every job comes with our 12-month guarantee.
For landlords and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
What happens on the day
Before we leave, we go over the finished joints with you. The visit itself generally takes a few hours for a handful of joints, longer for a whole elevation, depending on the size of the job. In a London area like Plaistow, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Getting ready for the visit
- Move anything stored near the joints
- Mention any leaks or damp you’ve noticed
- On commercial sites, let us know about site rules

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Get split or bare joints resealed while the damage is small
- Never let anyone fill a movement joint with mortar
- Clear growth from the base of walls and joints
- Fix overflowing gutters above sealed joints
Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.
Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.
When something else is needed
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Damp that is not coming from the joint
- Cracks in the bricks or render themselves, away from the joints
- Subsidence or other structural problems
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.
