Remedial sealant in Ilford

Remedial sealant in Ilford, done properly

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. Common call-outs are for decorators’ caulk around a bath or shower and gaps opening along the back of the worktop, on leaking tray & enclosure joints, shrunken worktop sealant and failed movement joints.

Across London, a large share of homes are flats, conversions or mansion blocks, and many bathrooms sit right above someone else’s ceiling. That makes worn sealant and cracked grout in Ilford more than a cosmetic job.

You are covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

Bathrooms and kitchens in Ilford

London has hard water, which leaves limescale on sealant, grout and taps. There are hotels and other places to stay in and around Ilford. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

If you live in an older home near St Alban's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Winston Way Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Ilford station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

Ilford is about 4 miles east of Leyton, in Greater London. Across the IG1 area, we cover remedial sealant for homes and businesses. Ilford is one of 764 places in Greater London where we work. There’s also a page for London, roughly 8 miles from Ilford.

Jobs for remedial sealant in IG1, IG3, IG2 and E12 is quoted and booked the same way as anywhere else. That includes homes and businesses on Station Road, Axon Place and Hainault Street and the roads around them. Being close to the A118, Ilford is simple for us to get to for remedial sealant. Nearby, we also carry out remedial sealant in Cranbrook (1 mile north-west), Loxford (1 mile south), Seven Kings (1 mile north-east), Manor Park (1 mile south-west) and Little Ilford (1 mile south-west). Larger places within reach include London (8 miles south-west), City of Westminster (10 miles west), Marylebone (10 miles west), Kensington (13 miles west), St Pancras (9 miles west) and Shoreditch (7 miles west).

Why act early in Ilford

Remedial work takes longer than a straight reseal, but rarely a lot: it takes a few hours, depending on how many layers have to come out. Compared with chasing the same leak every few months, it’s time well spent. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler for homes in Ilford.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

Landlords, agents and businesses in Ilford

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

When something else is needed

A few problems are outside what sealant work can do:

  • A cracked shower tray or bath (that needs repair or replacing)
  • Movement from fittings that are not supported
  • Older mastics that may need an asbestos check before removal

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

Joints and surfaces we work on

  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Expansion joints
  • Mouldy bath & shower sealant

Surface by surface

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, including the smears and film on surrounding tiles. New sealant needs a fully clean surface.

Movement & expansion joints

A sealant stuck to the back of the joint can’t stretch. Backing stops that, so the sealant grips the two sides only.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Always have old sealant cut out, not covered
  • Get the cause of a repeat leak found before resealing
  • Act on a lifting corner straight away
  • Do not point over movement joints

If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old, so the old bead should always come out first.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.

Common questions in Ilford

Is parking an issue for remedial sealant in Ilford?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Do you work in hotels near Ilford?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

How do I get a quote for remedial sealant in Ilford?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

How long does remedial resealing take?

Longer than a simple reseal, because every layer has to come out. For most joints, it’s a few hours.

Can you match the sealant colour?

We help you choose a colour that suits. The product needed can limit the range.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Do you have insurance?

Yes, we’re fully insured.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What happens on the day

When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Ilford. It helps if you can point us to a visitor permit or a bay close to the door.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Mention any tricky access
  • Try not to wet indoor joints just before the visit
