Shadwell Remedial Sealant
Remedial sealant across Shadwell and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- Sealant that came away because the surface wasn’t prepared
- Mould trapped under a layer of silicone
- Movement joints that have split or pulled away
Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Remedial sealant in Shadwell
A joint that keeps letting you down needs more than another bead. Send photos when you ring 0345 464 0079 or email us, along with when it was last resealed. We work on mouldy bath & shower sealant, expansion joints and leaking tray & enclosure joints, and people most often call us about torn expansion joints and worktop sealant that has shrunk and split.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

When something else is needed
New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:
- Sealant in an older building that needs testing for asbestos first
- A leaking trap, valve or supply pipe
- Water damage behind tiles that needs a tiler
If you are not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer.
What we seal

Shadwell: your questions answered
Is parking a problem for a job in Shadwell?
Parking in Shadwell, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
Do you work for hotels and guest houses in Shadwell?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
How long before the joint can be used?
It depends on the product and the temperature. Before we leave, we’ll tell you the cure time.
Can failed expansion joints be resealed?
Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
What does remedial sealant cost?
Every job is different, so each one gets its own quote. To get one, ring 0345 464 0079 or email us and let us know what needs doing and where.
Can you take off two layers of silicone?
Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s the only way the new joint will last.
What remedial sealant looks like in Shadwell
London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.
Schools such as Peter Hills with St Mary's and St Paul's CofE Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Wapping station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What affects the quote in Shadwell
There’s no set price list. What we look at:
- The old material and how stubborn it is
- The size of the job
- How many areas need sealing
- Whether there’s mould to deal with
Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
- Any access issues, like height or stairs
- Where the job is, and your postcode
We quote each job on its own. Just phone 0345 464 0079 or email us with the details, and photos are welcome.
Common problems we fix in Shadwell
All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould. Then the only fix is removal and a new bead.
Keep an eye out for these signs:
- Leaks that keep coming back after resealing
- Kitchen joints letting water behind the worktop
- Dark patches showing through the sealant
- Products that weren’t meant for the joint
Shadwell is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
Questions to ask before booking
- How the colour is chosen
- What the cure time is
- Whether they’re fully insured
- Who does the work, and how experienced they are
What happens on the day
All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours, depending on how many layers have to come out. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Shadwell. It helps if you can point us to a visitor permit or a bay close to the door.
- We look at how the sealant has failed and check for movement or a leak path.
- We strip the joint completely, removing any layers below.
- We clean the joint, treat any mould and let it dry.
- Moving joints get backing and a flexible sealant to suit.
- We tool the joint and tell you about anything else that needs attention.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Where the joints are inside, avoid wetting them before we arrive
- Mention any leaks or damp you’ve noticed

Advice
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Don’t point over movement joints
- Run the fan after every shower
- Find out why the sealant failed first
- Check ceilings under showers for marks
Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.
Do not keep resealing the same joint. Have someone find out why, or the next bead will go the same way.
What else we do in Shadwell
How the job changes by surface
Worktops & kitchens
Old kitchen sealant pulls back from the wall over time. It’s cut out, degreased and resealed colour-matched to the worktop.
Windows & doors
Some leaks around windows come from the wall or the window itself. We check the joint and tell you if it looks to be something else.
