Remedial sealant in Pratt's Bottom

Remedial sealant in Pratt's Bottom

In Pratt's Bottom, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. We strip each one back and start from scratch. We work on botched or over-sealed joints, mouldy bath & shower sealant and leaking tray & enclosure joints, and people most often call us about sealant applied over old sealant that has lifted and thick, messy sealant smeared over tiles.

Hard London water leaves limescale on sealant, grout and taps alike. In Pratt's Bottom, remedial sealant is as much about a room looking cared for as about keeping water out.

Quotes for remedial sealant in Pratt's Bottom

The price is agreed before any work begins. It’s based on:

  • How many areas need sealing
  • How easy the joints are to reach
  • Any working-time requirements on site
  • The old material and how stubborn it is

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

Asking for a quote

When you contact us, these details help:

  • Access, such as stairs, a lift or height
  • The type of property
  • How many joints, rooms or windows are involved
  • The problem you’ve noticed

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, call 0345 464 0079 or drop us an email.

When to call us in Pratt's Bottom

All sealant wears out eventually. Mould grows into the silicone, the surface hardens and the bead shrinks, especially in damp, poorly aired rooms. Then the only fix is removal and a new bead.

Look out for any of the following:

  • Beads that never stuck properly
  • A second bead peeling off the first
  • Leaks that keep coming back after resealing
  • Mould trapped under a layer of silicone

Choosing a sealant specialist

Why deal with it now?

Ripping out a bathroom isn’t generally needed. When the fittings are sound, stripping and resealing the joints is often enough. If they’re not, we will tell you. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Pratt's Bottom, the repair is bigger than the sealant job would have been.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we will go through it with you.

What you get with us

  • Tidy, careful work
  • White, clear, grey or coloured to suit, where the product allows
  • Colour agreed with you before any work starts
  • One-year guarantee on every job

Pratt's Bottom: your questions answered

Could a tired shower seal in my Pratt's Bottom flat affect the neighbours below?

Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.

I let a flat near Knockholt station. Can you help?

Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.

Do you fix expansion and movement joints?

Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, then the joint is sealed properly.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

What information do you need?

A short description and the location, with photos by email if possible. We will ask anything else we need to know.

How long does the work take?

It takes a few hours for a typical bath or shower, longer where several layers have been applied. You’ll know the timing when we quote.

Someone sealed over the old bead. Can you fix it?

Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.

What happens if the problem is the tray or the plumbing?

You’ll hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing will not fix it, so we will not pretend it will.

How it works

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. For a job in Pratt's Bottom, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area
  • Tell us about any previous sealing or DIY attempts

How to get a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.

Advice

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Pratt's Bottom homes and their sealant

London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.

In the older streets around All Souls' Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. As a London address, Pratt's Bottom can be tricky for parking: let us know about parking bays, permits or a driveway.

What we can’t put right

In fairness, there are a few things sealant won’t fix:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Plumbing leaks behind walls or under trays
  • A cracked shower tray or bath (that needs repair or replacing)

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Expansion joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant

What the job involves on each surface

Mouldy bath & shower sealant

Repeat mould normally points to a damp, poorly aired room. Along with resealing, we will mention if the room needs better ventilation.

Windows & doors

Wrong-coloured or messy mastic can be replaced for appearance too, matched to the frame colour.
