Remedial sealant for homes and businesses in High Barnet
Removing failed sealant is the hardest part of the job. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. Only then can new sealant bond. We work on mouldy bath & shower sealant, shrunken worktop sealant and failed movement joints, and people most often call us about leaks that keep coming back after resealing and gaps opening along the back of the worktop.
Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in High Barnet, getting the joints right keeps water where it belongs and the room looking clean.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

How the visit works
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours, depending on how many layers have to come out. In a London area like High Barnet, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
Getting ready for the visit
- Tell us about any water getting in
- Tell us about access, such as stairs, a lift or high-level joints
- On commercial sites, let us know about site rules

How we quote for remedial sealant
Every job gets its own quote. This is what makes a difference:
- When we can work, for business premises
- The type of sealant required
- Mould in or behind the old joints
- The number and length of the joints
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.
Asking for a quote
When you call or email, it’s useful to know:
- The type of property
- Whether it has been sealed before
- The rough size of the job
- The address or postcode of the job
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
Remedial sealant in High Barnet: local notes
London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as Foulds School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Hadley Wood station? Then a joint that keeps failing is best fixed properly while the property is empty. Homes close to Christ Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What we can’t put right
In fairness, there are a few things sealant will not fix:
- A tray or worktop that needs refixing first
- Sealant in an older building that needs testing for asbestos first
- Plumbing leaks behind walls or under trays
Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before you book.
Joints and surfaces we work on
- Botched or over-sealed joints
- Leaking tray & enclosure joints
- Mouldy bath & shower sealant
- Failed movement joints
- Shrunken worktop sealant
- Expansion joints
Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Looking after it afterwards
After the cure time, these simple habits help:
- Never seal over old silicone
- Check trays and worktops don’t move
- Keep movement joints clear of mortar and paint
- Keep an eye on the ceiling below the bathroom
Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.
Do not keep resealing the same joint. Have someone find out why, or the next bead will go the same way.
Surface by surface
Movement & expansion joints
Joints filled with mortar, grout or rigid filler can’t move. Where it can be raked out, we replace it with flexible sealant.
Worktops & kitchens
Kitchen joints hold grease and residue, so cleaning takes longer than in a bathroom before resealing.
High Barnet: your questions answered
I live in a flat in High Barnet. Can a failed seal leak into the flat below?
Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. Cutting out the old sealant and laying a new bead early stops it getting that far.
Can parking be tricky for a visit in High Barnet?
Parking in High Barnet, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
Someone sealed over the old bead. Can you fix it?
Yes. Each layer is cut out and the residue cleaned off, then the joint is resealed once.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. First we check whether the leak is the sealant at all, then strip and reseal the joints.
Can I add another job to the visit?
Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
What happens if the problem is the tray or the plumbing?
That’s why we look for the cause first. If we find the leak is elsewhere, we tell you before going further.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
What does remedial sealant cost?
It depends on the job, so we quote each one individually. For a quick quote, phone 0345 464 0079 or drop us an email and tell us what needs doing and where.
