Need remedial sealant in Hadley?

What we cannot put right

We’ll always be straight with you, so here’s what sealant cannot fix:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Sealant in an older building that needs testing for asbestos first
  • Plumbing leaks behind walls or under trays

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.

Joints and surfaces we work on

  • Expansion joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints

How we handle remedial sealant in Hadley

Movement and expansion joints fail when the sealant can’t stretch. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. We work on botched or over-sealed joints, expansion joints and mouldy bath & shower sealant, and the jobs we see most are sealant applied over old sealant that has lifted and movement joints that have split or pulled away.

In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Hadley are no different.

Our work is backed for twelve months, in Hadley and everywhere else we cover.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The process

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours, depending on how many layers have to come out in most cases. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks

Advice

Surface by surface

Windows & doors

Smeared or badly matched mastic can be cut out and redone neatly, in a colour that suits the frame.

Over-sealed & botched joints

A thick bead smeared across tiles often hides mould or gaps. We strip it back so we can see the joint, then reseal neatly.

How we quote for remedial sealant

For a quick quote, just ask. The main things that affect it are:

  • The number of rooms or windows
  • How much there is to do
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few photos by email, if you can
  • If someone has resealed it before

Asking for a quote is easy: let us know what needs doing and where. A few pictures by email make the job easier to understand.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Clean sealant with mild products only
  • Keep movement joints clear of mortar and paint
  • Look for stains below bathrooms now and then
  • Act on a lifting corner straight away

Don’t let anyone seal over it later. Over-sealing is how many remedial jobs start, so the old bead should always come out first.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.

Landlord and commercial work in Hadley

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Remedial sealant in Hadley: local notes

London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early.

Schools such as Susi Earnshaw Theatre School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. As a London address, Hadley can be tricky for parking: let us know about parking bays, permits or a driveway. Rented homes near New Barnet station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.

Questions from Hadley

Can worn sealant in a flat in Hadley cause a leak downstairs?

Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Can you help a landlord with a rental near New Barnet station?

Yes, we work for letting agents and landlords. Just call 0345 464 0079 or drop us an email and tell us about the property, and we’ll send you a clear quote.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Can you remove sealant that is been put over old sealant?

Yes. We remove every layer; new silicone doesn’t bond to old silicone, which is why over-sealing fails.

Do you work in Hadley?

Yes, we do. Our applicators work in Hadley.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.

What information do you need?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.
