Regrouting in Hadley, done properly
Before we start, the tiles are checked. If any tiles are loose or sound hollow, we tell you, since new grout cannot fix a problem underneath. With sound tiles, regrouting is a tidy, lasting improvement. Common call-outs are for cracked or crumbling grout lines and grout that stays dark however much it’s cleaned, across bathroom floors, bathroom wall tiles and wet rooms.
London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in Hadley, getting the joints right keeps water where it belongs and the room looking clean.

Quotes for regrouting in Hadley
Every job gets its own quote. This is what makes a difference:
- Any mould that needs treating
- Working hours on commercial sites
- Whether the work is at height
- How many rooms, windows or areas are involved
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.
Helping us quote
What to tell us when you ask for a quote:
- What the problem is, such as mould, gaps, leaks or cracking
- If someone has resealed it before
- The address or postcode of the job
- The rough size of the job
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.
How the visit works
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for a shower enclosure, longer for a whole room. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Hadley. A visitor permit or a nearby bay makes the visit run more smoothly.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- Internal corners and edges are resealed.
Getting ready for the visit
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit
- Tell us about any water getting in

Hadley: your questions answered
Do you work for landlords with property near New Barnet station?
Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or send us an email with the details for a clear quote.
I live in a flat in Hadley. Can a failed seal leak into the flat below?
Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.
Is resealing included with regrouting?
We generally do. New grout beside old sealant wouldn’t look right and wouldn’t keep water out.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Do you work for hotels and businesses?
Yes, regularly. We can plan bigger jobs in stages.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Rinse soap off the tiles after each shower
- Open a window or run the fan to clear steam
- Look at the sealant in the corners now and then
- Avoid neat bleach and strong acid descalers on grout
Have any tile that moves checked straight away. A loose tile cracks the grout around it and open a path for water.
If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
How the job changes by surface
Bathroom floors
Grout on a floor is walked on as well as wetted. It gets worn and dirty.
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It does not repair failed tanking underneath.
Regrouting around Hadley
London’s water is hard, which leaves limescale on sealant, grout and taps. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.
Schools such as Susi Earnshaw Theatre School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Christ Church, older homes can move a little, which is hard on rigid grout and tired sealant.

When to call us in Hadley
Grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down and showers that get daily use suffer most.
Keep an eye out for any of the following:
- Shower grout that has worn away
- Floor grout that won’t come clean
- Greasy, stained grout behind the hob
- Grout that makes sound tiles look old
Hadley is in London, so parking needs planning: let us know about parking bays, permits or a driveway.
