How to look after the new joints

So the new joints stay in good condition:

  • Check the mastic when you check the paintwork
  • Do not paint over the new mastic
  • Avoid heavy scraping on the mastic joint
  • Plan mastic work ahead of painting

Don’t touch or press the mastic while it hardens. It skins over quickly but needs longer to fully harden.

Small cracks are a sign the mastic is ageing. Renewing it then is simpler than waiting until it falls out.

About our sand mastic in Hadley

Sand mastic has long been used to fill the joint between timber frames and masonry. It’s made from sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. We are often asked to deal with gaps between timber frames and stone or brick and a silicone bead on a sash window that spoils the look, on stone surrounds, sash and case windows and tenement windows.

Many London homes are flats, with windows high above the street. In a converted house or block, the lease usually says who is responsible for the windows, so it’s worth checking before booking, and access in Hadley is something to talk through when you book.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Signs you need sand mastic in Hadley

Paint, silicone or cement used over old mastic causes problems. They do not suit the joint and we normally remove them.

Signs it’s time to call us include:

  • Modern sealant on a period surround
  • Mastic round period door frames that has failed
  • Old sand mastic that has cracked, crumbled or fallen out
  • Weathered mastic on the most exposed windows

For site and facilities teams at buildings such as Susi Earnshaw Theatre School, larger buildings have plenty of frames, and the mastic around each one ages.

10 questions to ask before booking

What sand mastic looks like in Hadley

In London conversions and blocks, the lease decides who is responsible for the frames, so check that before booking. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Homes close to Christ Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Rented homes near New Barnet station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

How the visit works

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It usually takes anything from a few hours to a full day, depending on how many windows. In a London area like Hadley, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit

Advice

Landlords, agents and businesses in Hadley

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

We also work for property managers and facilities teams. We can quote a run of properties together.

Common questions in Hadley

Do you work for landlords with property near New Barnet station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.

Is parking an issue for sand mastic in Hadley?

Parking in Hadley, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is there any odour?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Where do you work from?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Is it possible to take out silicone and use sand mastic instead?

Yes, we do this often. The old silicone has to come out completely so the mastic beds in well.

Can you match the sealant colour?

Generally, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before work begins.

How long does the job take?

A typical job takes a few hours per window, depending on the condition of the joints. We will confirm how long when we quote.

Can new sealant go over the old?

No. The old sealant always comes out first.

What we can’t put right

A few problems are outside what sealant work can do:

  • Damaged stone surrounds
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Planning or listed building consent (your local planning authority decides)

If you’re not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before you book.

Surfaces we seal

  • Sash and case windows
  • Timber door frames
  • Period & listed homes
  • Brick reveals
  • Stone surrounds
  • Tenement windows

Period and listed homes

Materials matter on listed and conservation-area homes. Sand mastic is often the preferred finish.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
