Trusted sand mastic in Arkley

Sand mastic in Arkley, done properly

Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. We rake it out and renew it and tidies the surround. We work on brick reveals, period & listed homes and timber door frames, and the jobs we see most are failed mastic on an exposed elevation and open joints round the window box.

London has a lot of flats and conversions, where windows are often on upper floors. In a converted house or block, the lease usually says who is responsible for the windows, so it’s worth checking before booking.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

What affects the quote in Arkley

Jobs vary more than people expect. What affects the quote:

  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • Whether there’s mould to deal with
  • Access and height

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What we need to know

There’s no need for technical detail. Just tell us:

  • The rough size of the job
  • Whether it’s a home or a business
  • Where the job is, and your postcode
  • A few pictures by email, if you can

Every job is quoted individually, so the first step is telling us about yours. Just ring 0345 464 0079 or drop us an email with the details, and photos are welcome.

Arkley questions

Can parking be tricky for a visit in Arkley?

Parking in Arkley, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

I let a flat near Elstree & Borehamwood station. Can you help?

Yes. We work for landlords and letting agents as well as householders. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

What exactly is sand mastic?

A traditional pointing material made from sand and a linseed-oil-based binder, used between timber frames and stone or brick.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

How do I get a quote for sand mastic in Arkley?

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

When will the new mastic be hard?

A skin forms quite soon, but full hardening takes longer. We will explain what to expect before we leave.

Sand mastic in Arkley: local notes

In London conversions and blocks, the lease decides who is responsible for the frames, so it’s worth checking before booking. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

In the older streets around St Peter's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For landlords with property near Elstree & Borehamwood station, any sash windows need sound mastic to keep draughts and rain out. Arkley is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Clear gutters so water doesn’t pour onto the windows
  • Find out about consent before window work on a listed home
  • Keep modern sealant off the mastic
  • Get any rot dealt with first

Avoid painting over the new mastic, which is the traditional advice. If you’re redecorating, ask us first.

An open joint round the box lets weather through. The longer it’s left, the more the joint opens.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Why it’s worth doing now in Arkley

Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad, and renewing the mastic closes them. In a flat in Arkley, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and give you a clear price before we start.

When something else is needed

We will always be straight with you, so here’s what new sealant will not do:

  • Sash cords, weights and draught-proofing of the sashes
  • Timber that has rotted
  • Masonry that needs repairing

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

How it works

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours per window, depending on the condition of the joints. In Arkley, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Keep children and pets away from the work area
  • Let us know about earlier repairs to the joints

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
