Window & door mastic in Hadley, Greater London
Problem with your window and door frames in Hadley? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Draughts coming in around windows and doors
- Old mastic that has gone black or come away
- Sealant in the wrong colour for the frame
How we quote for window mastic
We quote each job individually. These are the things that affect it:
- Any mould that needs treating
- The product the joint needs
- How easy the joints are to reach
- Whether old sealant or filler has to be cut out
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, ring 0345 464 0079 or send us an email for an honest opinion and a quote.
Helping us quote
What to tell us when you ask for a quote:
- A few pictures by email, if you can

Window mastic for homes and businesses in Hadley
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. Typical jobs include damp patches on the reveal after heavy rain and cracked internal joints between frame and plaster, across patio & French doors, uPVC windows and window sills.
Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out, in Hadley as anywhere.
The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

For landlords and businesses
We work for landlords and letting agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Why it’s worth doing now in Hadley
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Hadley questions
Do you cover Hadley for window mastic?
Yes. We work across London and the South East, and Hadley is part of that. You can call 0345 464 0079 or send us an email and let us know what needs doing, and we will give you a clear price.
Can parking be tricky for a visit in Hadley?
Parking in Hadley, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
What information do you need?
Only a few details: where it is, what you’ve noticed and how we reach it. Then call 0345 464 0079 or email us.
Are you fully insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
Is it OK to seal over old sealant?
No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little.
Can landlords and businesses book you?
Yes, we do. We work in homes, commercial premises and hotels.

Window mastic in Hadley: local notes
Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Wyllyotts Manor (about 2.8 miles north) are a reminder that the area around Hadley has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
Homes close to Christ Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in. Hadley is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. If you let a flat or house near New Barnet station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What happens on the day
Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. It generally takes a few hours for a few frames, or a day or more for a whole house. In Hadley, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
How to prepare
- For business premises, tell us about site rules or sign-in
- Clear items away from the joints we are working on
- Where the joints are inside, avoid wetting them before we arrive

Surface by surface
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.
Aluminium frames
Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. We prepare and reseal every joint, backing the deep ones.
When it is not the sealant
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Soft or decayed wood in the frame
- A door that needs adjusting, rehanging or new seals
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly.
Surfaces we seal
- Patio & French doors
- Composite doors
- Window sills
- Timber windows & doors
- uPVC windows
- Aluminium frames
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Don’t use solvent cleaners on the joint
- Ventilate rooms so frames do not stay wet inside
- Make sure the drainage slots are not blocked
- Walk round the house once a year and look at the joints
Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.
Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.
