Remedial sealant & repairs in South Acton, Greater London
Problem with your failed sealant joints in South Acton? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Smears and lumps from a botched reseal
- Caulk or the wrong sealant used in a wet area
- Leaks that keep coming back after resealing
Remedial sealant for homes and businesses in South Acton
Some sealant jobs are not a simple reseal, because someone has already had a go. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out before the joint can be done properly. Common call-outs are for movement joints that have split or pulled away and sealant applied over old sealant that has lifted, across shrunken worktop sealant, expansion joints and mouldy bath & shower sealant.
London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. That makes worn sealant and cracked grout in South Acton more than a cosmetic job.
Big or small, you get the same one-year guarantee.

FAQs for South Acton
Do you work for landlords with property near South Acton station?
Yes, we work for letting agents and landlords. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.
Is parking an issue for remedial sealant in South Acton?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
Is remedial work guaranteed?
Yes. You get our 12-month guarantee, and we are ARBOMaster approved.
What if the leak is not the sealant?
We check for that before we reseal. If the fault is elsewhere, you’ll know before any work is done.
Do you cover South Acton?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes South Acton.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
How long does the work take?
It takes a few hours for a typical bath or shower, longer where several layers have been applied. You will know the timing when we quote.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

How we quote for remedial sealant
We do not publish a price list, because jobs vary so much. What we look at:
- Mould in or behind the old joints
- How easy the joints are to reach
- The old material and how stubborn it is
- The size of the job
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Asking for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- The address or postcode of the job
- The problem you’ve noticed
- How we’d reach the joints
- Photos by email, if that’s easy
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
The process
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours for most joints, depending on how much old sealant has to come out, including the tidy-up. In South Acton, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- We start by checking the joint for movement, leaks and the reason it failed.
- All the old sealant comes out, including any layers underneath.
- The joint is cleaned, treated for mould and left to dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- Finally we finish the joint and talk you through what we found.
Getting ready for the visit
- Let us know about parking restrictions
- For indoor joints, keep the area dry beforehand if you can
- Clear the area around the work
Ask for a quote

Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What the job involves on each surface
Worktops & kitchens
Kitchen joints often have grease and cleaning residue deep in them, so cleaning takes longer than in a bathroom.
Windows & doors
Failed frame mastic is often hard, cracked and in several layers. All of it is cut out and the frame and wall cleaned.
When something else is needed
Before booking, it’s worth knowing the limits too:
- Cracks in the fitting rather than the joint
- A tray or worktop that needs refixing first
- Older mastics that may need an asbestos check before removal
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.
Surfaces we seal
- Leaking tray & enclosure joints
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Failed movement joints
- Expansion joints
- Botched or over-sealed joints
How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Find out why the sealant failed first
- Act on a lifting corner straight away
- Do not point over movement joints
- Always have old sealant cut out, not covered
Don’t let anyone seal over it later. New silicone does not bond to old, so the old bead should always come out first.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
What happens if it’s left?
A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing usually puts it right. Where something else has failed, you’ll hear it from us. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble for homes in South Acton.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
