What affects the cost of window mastic

Your quote is based on your job. We look at:

  • Which sealant suits the joint
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Window mastic in South Acton, done properly

Most frames have an outside joint and an inside one. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. We work on patio & French doors, window sills and uPVC windows, and common reasons people get in touch are cold air getting in at the frame edge and rain getting in at the frame or under the sill.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Different surfaces, different methods

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that without cracking.

Window sills

Stone and concrete sills have their own joints, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

Common questions in South Acton

Is South Acton in your area for window mastic?

Yes. Our work covers London and the South East, and South Acton is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Is parking a problem for a job in South Acton?

Parking in South Acton, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints.

Where are you based?

Mr Mastic is based in Crawley. We cover South Acton and the rest of Greater London.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or send us an email.

Do you work for letting agents?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

Will resealing my frames help with draughts?

In many cases. Air often gets in between the frame and the wall, and resealing inside and out closes it.

Signs you need window mastic in South Acton

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.

These are the problems we are asked about most:

  • Draughty joints inside around the window
  • Hard, cracked sealant around windows
  • Mastic that is falling out in pieces
  • White mastic on grey or black frames

If you look after a building such as Ark Acton Academy, its window and door frames need their mastic kept sound, just like a home’s.

What to look for in a quote

  • Whether they seal over old material or remove it
  • How hidden problems are handled
  • Whether the sealant suits the joint
  • How long to leave it before use

Windows and doors in South Acton

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Gunnersbury Park (about 0.3 miles south-west) nearby, there’s older building stock in the area around South Acton as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

As a London address, South Acton can be tricky for parking: let us know about parking bays, permits or a driveway. Rented homes near South Acton station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

When something else is needed

It helps to know what we cannot do too:

  • Worn gaskets, brush seals or a door that has dropped
  • Damp problems in the wall away from the window
  • Faulty window hardware

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Do not paint over the silicone
  • Keep drainage slots and sill grooves clear
  • Air rooms to keep condensation down around windows
  • Keep paint and stain on wooden frames in good order

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

What happens on the day

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours for a handful of frames, longer for a whole house. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Before we arrive

  • Mention any tricky access
  • Keep children and pets away from the work area
  • Tell us about any previous sealing or DIY attempts

Advice

Why it’s worth doing now in South Acton

The work is quick compared with the damage it prevents: it takes most of a day for a typical house, less for a few frames. Wait for damp to appear and there may be plaster and decorating to sort out too. In a flat in South Acton, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
