Remedial sealant in Norbury

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint fails however neatly it’s applied. Out it comes, and in goes a sealant suited to the job. If you have floor or wall movement joints that have failed and black mould underneath the bead, we can help, on shrunken worktop sealant, mouldy bath & shower sealant and leaking tray & enclosure joints alike.

London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Norbury, that is a good reason to put tired sealant and grout right early.

There’s a 12-month guarantee on every job, large or small.

Why deal with it now?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, phone 0345 464 0079 or email us and we will give you an honest view and a quote.

Why us?

  • Approved under the ARBOMaster scheme
  • Sealant colour chosen to suit
  • We agree the colour with you first
  • Fully insured

What we do, step by step

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for most joints, depending on how much old sealant has to come out. In a London area like Norbury, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Preparing for the visit

  • Keep children and pets away from the work area
  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can

How to look after the new joints

So the new joints stay in good condition:

  • Do not point over movement joints
  • Look for stains below bathrooms now and then
  • Clean sealant with mild products only
  • Always have old sealant cut out, not covered

Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

For landlords and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for.

Questions from Norbury

I let a flat near Norbury station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

Is parking an issue for remedial sealant in Norbury?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can failed expansion joints be resealed?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Can I choose the sealant colour?

Usually, yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before work begins.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. Repeat leaks normally come from over-sealing, movement or water getting in elsewhere, so we find that first.

What does remedial sealant cost?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

When to call us in Norbury

Joint depth matters. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.

Most people get in touch after spotting one of these:

  • Decorators’ caulk around a bath or shower
  • Smears and lumps from a botched reseal
  • Beads that never stuck properly
  • Movement joints that have split or pulled away

Managing a site like Kensington Avenue Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What to look for in a quote

  • Whether VAT is included
  • How the joint is cleaned and prepared
  • What the cure time is
  • Whether all the old sealant comes out first

Our hiring checklist

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

  • Access and height

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.
