Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Baths and trays that move too much for sealant to cope with
  • Cracked trays, tiles or worktops
  • Disputes or warranty claims with your builder

About our new build mastic in Norbury

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. While the builder’s snagging or warranty period runs, report it to them first, and if it is not put right, get in touch with us. We work on bathrooms & en suites, windows & doors and kitchens, and people most often call us about gaps between new skirting and floors and beads laid onto grit and dust from the build.

From brand-new flats to converted terraces with new flooring, London has every kind of floor. Wherever a floor meets a wall, a skirting or a threshold, the joint has to allow for movement.

All our work comes with a 12-month guarantee, wherever you are in Greater London.

Common questions in Norbury

Can you help a landlord with a rental near Norbury station?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Can parking be tricky for a visit in Norbury?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Should I wait before resealing?

If the seal has failed and water is getting in, do it now. Small gaps that are just cosmetic can be resealed once movement has slowed.

Can I send you my snagging list?

Yes. Send it with photos and we will quote for the sealant items. Items that need a plumber, tiler or the builder are flagged.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or send us an email.

What does new build mastic cost?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area.

Are you insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Don’t seal over failed sealant yourself
  • Do not wait for the house to settle if water is getting through
  • Keep pictures and emails about snagging items
  • Put sealant faults on your snagging list early

Avoid standing on the rim of the bath or the edge of the tray. Report any movement in a bath or tray.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak in a busy bathroom.

What happens if it’s left?

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Resealing promptly protects the new finishes around it. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

Much of London’s new housing is flats in larger developments, where snagging may go through the developer or managing agent. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

What we do, step by step

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours in a single home. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Norbury. It helps if you can point us to a visitor permit or a bay close to the door.

  1. Each joint is checked for movement before any work starts.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Preparing for the visit

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
