- Sealant peeling off a dusty or damp surface
How the job changes by surface
Movement & expansion joints
Joints filled with mortar, grout or rigid filler cannot move. We rake that out where it can be removed and seal with a flexible product.
Mouldy bath & shower sealant
Repeat mould generally points to a damp, poorly aired room. We will reseal and tell you if extraction looks to be the issue.
How we handle remedial sealant in Angel
A movement joint stops working when its sealant splits or sets hard. We cut out the failed sealant and set the depth with backing, then a flexible sealant matched to the movement goes in. We work on botched or over-sealed joints, mouldy bath & shower sealant and expansion joints, and people most often call us about a second bead peeling off the first and beads that never stuck properly.
Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in Angel, getting the joints right keeps water where it belongs and the room looking clean.
We stand behind the work with a one-year guarantee.

How we quote for remedial sealant
We quote each job individually. These are the things that affect it:
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
- How many rooms, windows or areas are involved
- Any working-time requirements on site
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Helping us quote
To make quoting easier, please include:
- Roughly how big the job is
- Where the property is
- The type of property
- Pictures of the joints, sent by email
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Letting a property close to London Kings Cross station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Schools such as St John Evangelist RC Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Common problems we fix in Angel
Movement tears sealant that is not designed for it. A bath that flexes, a tray that rocks or a building joint that opens and closes split any bead that’s too stiff or too thin.
Signs it’s time to call us include:
- Beads that never stuck properly
- Torn expansion joints
- Caulk or the wrong sealant used in a wet area
- Black mould underneath the bead
As a London address, Angel can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.
Comparing quotes

What happens if it’s left?
Another bead over the top won’t fix a failed joint. It cannot bond to what’s underneath, leaving the leak in place and one more layer to cut out later. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Angel, the repair is bigger than the sealant job would have been.
What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.
Why Angel customers choose us
- Trusted Arbo and Everbuild sealants
- We’re fully insured
- White, clear, grey or coloured to suit, where the product allows
- We agree the colour with you first

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

How the visit works
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It generally takes a few hours for most joints, depending on how much old sealant has to come out. In Angel, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- We treat any mould and dry the joint thoroughly.
- The right product goes in, with backing where the joint moves.
- The joint is tooled and you are told about anything else we found.
Getting ready for the visit
- Tell us if parking is tricky
- Let us know about earlier repairs to the joints
- Tell us about access, such as stairs, a lift or high-level joints

Angel: your questions answered
Can worn sealant in a flat in Angel cause a leak downstairs?
Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.
Can parking be tricky for a visit in Angel?
Parking in Angel, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
How do I get a quote for remedial sealant in Angel?
It depends on the job, so we quote each one individually. To get one, ring 0345 464 0079 or email us with a short description of the job.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Where do you work from?
We are a Crawley-based firm. Our area covers South East England, London and Scotland.
Can I choose the sealant colour?
We will suggest a colour to suit the surroundings. The choice depends on the product the joint needs.
What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Water damage behind tiles that needs a tiler
- A tray or bath that is cracked
If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer before booking.
