Remedial sealant in Lampton, done properly

A movement joint stops working when its sealant splits or sets hard. We cut out the failed sealant and set the depth with backing, then a flexible sealant matched to the movement goes in. Common call-outs are for a second bead peeling off the first and a shower that leaks however often it’s resealed, across shrunken worktop sealant, expansion joints and mouldy bath & shower sealant.

In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout, and homes in Lampton are no different.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Signs you need remedial sealant in Lampton

Movement tears sealant that is not designed for it. Flexing baths, rocking trays and building movement joints split any bead that’s too stiff or too thin.

Look out for any of the following:

  • Wide, uneven beads that look worse than the old ones
  • Sealant peeling off a dusty or damp surface
  • Black mould underneath the bead
  • Products that weren’t meant for the joint

Managing a site like Alexandra Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

10 questions to ask before booking

Surface by surface

Mouldy bath & shower sealant

Mould can sit behind the silicone, not just in it. We treat the exposed joint once the bead is out.

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. We remove it all and clean back to sound surfaces.

Bathrooms and kitchens in Lampton

London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.

As a London address, Lampton can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. If you let a flat or house near Hounslow station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Questions from Lampton

Is parking a problem for a job in Lampton?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Do you work for landlords with property near Hounslow station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Do you come to Lampton?

Yes. We’re based in Crawley and work across South East England, London and Scotland.

Someone sealed over the old bead. Can you fix it?

Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s the only way the new joint will last.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

What do you need from me for a quote?

A short description and the location. We will ask anything else we need to know.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. Repeat leaks usually come from over-sealing, movement or water getting in elsewhere, so we find that first.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What affects the quote in Lampton

Call for a quick quote. The main things that affect it are:

  • The type of sealant required
  • Mould in or behind the old joints
  • The number and length of the joints
  • How many areas need sealing

Combining jobs into one visit is normally more efficient than separate visits. We’ll send you a clear quote for the lot.

Asking for a quote

When you contact us, these details help:

  • Whether it’s a home or a business
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is

Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job.

The process

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It normally takes a few hours for a typical bath or shower, longer where several layers have been applied. For a job in Lampton, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before
  • Clear the area around the work

Advice

For landlords and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Honest limits

A few problems are outside what sealant work can do:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • A leaking trap, valve or supply pipe

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Surfaces we seal

  • Expansion joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Leaking tray & enclosure joints

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
