How we handle remedial sealant in Thamesmead

Two decades of sealant work means we recognise most failures quickly. We’re ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. We are often asked to deal with leaks that keep coming back after resealing and caulk or the wrong sealant used in a wet area, across botched or over-sealed joints, failed movement joints and shrunken worktop sealant.

In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Thamesmead are no different.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

How it works

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. For a job in Thamesmead, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. The new joint is tooled neatly and we explain anything else we found.

Before we arrive

  • Tell us about any water getting in
  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.

How we quote for remedial sealant

The price is agreed before any work begins. It takes into account:

  • Whether old sealant or filler has to be cut out
  • The type of sealant required
  • Mould in or behind the old joints
  • Any working-time requirements on site

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Pictures of the joints, sent by email
  • If someone has resealed it before
  • How we’d reach the joints
  • What’s wrong with the joints now

Need a quote? Please phone 0345 464 0079 or email us with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Deal with small splits early
  • Never fill a movement joint with mortar or grout
  • Have loose fittings fixed before resealing
  • Never seal over old silicone

Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.

Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.

Bathrooms and kitchens in Thamesmead

London’s water is hard, so limescale builds up on sealant, grout and fittings. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.

Thamesmead is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. For site and facilities teams at buildings such as Jubilee Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Abbey Wood station, a joint that keeps failing is best fixed properly while the property is empty.

Thamesmead: your questions answered

I let a flat near Abbey Wood station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Can worn sealant in a flat in Thamesmead cause a leak downstairs?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Where are you based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

Do you come to Thamesmead?

Yes. We work in Thamesmead and the rest of Greater London. To book, ring 0345 464 0079 or email us.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

How long does remedial resealing take?

That depends on how many layers there are and how many joints. You will have a timescale before any work begins.

Can you take off two layers of silicone?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s what makes the new bead last.

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What sealant work cannot fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • A cracked shower tray or bath (that needs repair or replacing)
  • Sealant in an older building that needs testing for asbestos first
  • Tiles that have come away from the wall

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think before booking.

What we seal

  • Botched or over-sealed joints
  • Expansion joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Failed movement joints

Different surfaces, different methods

Over-sealed & botched joints

Every layer has to come out, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.

Worktops & kitchens

A loose worktop splits its sealant. That needs refixing before resealing, and we’ll tell you if we find it.
