Landlord and commercial work in Bandonhill
Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Remedial sealant in Bandonhill, done properly
If a joint fails again and again, something is causing it. A tray that moves, a worktop that isn’t fixed, the wrong sealant or water getting in elsewhere will beat any new bead. Finding that cause comes before any new sealant. If you’re dealing with over-sealed joints coming away and decorators’ caulk around a bath or shower, we can put it right.
London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Bandonhill, that’s a good reason to put tired sealant and grout right early.
The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or email us.

The process
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours, depending on how many layers have to come out. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Bandonhill. It helps if you can point us to a visitor permit or a bay close to the door.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.

Bathrooms and kitchens in Bandonhill
In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early. Bandonhill has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
As a London address, Bandonhill can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Managing a site like High View Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Why act early in Bandonhill
Ripping out a bathroom isn’t normally needed. If the bath, tray and tiles are sound, remedial resealing normally puts it right. If they’re not, we will tell you. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble for homes in Bandonhill.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Why choose Mr Mastic in Bandonhill
- Any old sealant cut out fully, not covered over
- Sanitary silicone with an anti-fungal additive in wet areas
- More than 20 years in sealant work
- Trusted Arbo and Everbuild sealants
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Have loose fittings fixed before resealing
- Keep the room well ventilated
- Ask why a joint failed before redoing it
- Deal with small splits early
Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.
Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.
What we’re called out for in Bandonhill
Movement tears sealant that isn’t designed for it. Flexing baths, rocking trays and building movement joints will split a rigid or thin bead.
It’s worth asking for a quote if you see:
- Torn expansion joints
- Leaks that keep coming back after resealing
- Sealant that came away because the surface wasn’t prepared
- Smears and lumps from a botched reseal
Rented homes near Waddon station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

Bandonhill: your questions answered
Do you work for landlords with property near Waddon station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can call 0345 464 0079 or drop us an email with the details for a clear quote.
Can parking be tricky for a visit in Bandonhill?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
What happens if the problem is the tray or the plumbing?
In that case, we tell you what we’ve found. You may need a plumber or bathroom fitter.
How long should I leave it?
It depends on the product and the temperature. We tell you how long to leave it before we go.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
How long does the work take?
Longer than a simple reseal, because every layer has to come out. Most jobs take a few hours, and we confirm the time with your quote.
Are you fully insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
DIY versus a professional finish
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
