What remedial sealant looks like in Willesden Green

In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early. Willesden Green has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

As a London address, Willesden Green can be tricky for parking: let us know about parking bays, permits or a driveway. For site and facilities teams at buildings such as Donnington Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Remedial sealant in Willesden Green

The wrong product in the wrong joint will not last, however tidy it looks. We take it out and use a sealant made for that joint. We work on expansion joints, botched or over-sealed joints and leaking tray & enclosure joints, and the jobs we see most are gaps opening along the back of the worktop and over-sealed joints coming away.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest.

A one-year guarantee comes as standard, so you are covered after we have gone.

Leave it or put it right?

Ripping out a bathroom isn’t generally needed. If the bath, tray and tiles are sound, remedial resealing normally puts it right. Where something else has failed, you will hear it from us. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Willesden Green, the repair is bigger than a sealant job.

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Why Willesden Green customers choose us

  • A choice of colours where the product allows
  • Tidy, careful work
  • Anti-fungal sanitary silicone in wet areas
  • Approved under the ARBOMaster scheme

Common problems we fix in Willesden Green

How a joint is built matters as much as the product. A bead bonded on three sides, or laid too thick, can’t flex, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.

People generally contact us when they notice something like this:

  • Sealant applied over old sealant that has lifted
  • Kitchen joints letting water behind the worktop
  • Decorators’ caulk around a bath or shower
  • Sealant that came away because the surface wasn’t prepared

For an older house near a landmark such as Church of St Andrew, walls and floors in older homes can move, and sealant and grout show it first.

Our hiring checklist

What sealant work cannot fix

In fairness, there are a few things sealant won’t fix:

  • Movement from fittings that aren’t supported
  • Failed tanking or loose tiles behind the sealant
  • Plumbing leaks behind walls or under trays

If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer before booking.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Expansion joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Botched or over-sealed joints

How the visit works

Before we leave, we go over the finished joints with you. The work normally takes a few hours, depending on how many layers have to come out, depending on how much there is to do. In a London area like Willesden Green, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. Finally we finish the joint and talk you through what we found.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Let us know if you’ve seen damp or leaks
  • Tell us if parking is tricky

Advice

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep the room well ventilated
  • Keep an eye on the ceiling below the bathroom
  • Get the cause of a repeat leak found before resealing
  • Keep movement joints clear of mortar and paint

If we have found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

Questions from Willesden Green

I live in a flat in Willesden Green. Can a failed seal leak into the flat below?

Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Do you work for hotels and guest houses in Willesden Green?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do you fix expansion and movement joints?

Yes. Backing sets the depth and stops the sealant sticking to the back, which lets it stretch.

Does remedial work come with a guarantee?

Yes. You get our 12-month guarantee.

Will the old sealant be removed?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Can you remove sealant that is been put over old sealant?

Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s the only way the new joint will last.

Where is Mr Mastic based?

We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

How we quote for remedial sealant

We quote each job individually. This is what makes a difference:

  • How easy the joints are to reach
  • Mould in or behind the old joints
  • How many areas need sealing
  • The type of sealant required

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or drop us an email.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • Any access issues, like height or stairs
  • The type of property
  • Pictures of the joints, sent by email
  • Where the property is

We don’t publish a price list, because every job is different. Instead, we give you a clear quote for your job. To arrange one, ring 0345 464 0079 or email us.
