Remedial sealant in Maida Vale
A joint that keeps letting you down needs more than another bead. It helps to have pictures when you phone 0345 464 0079 or send us an email. We work on failed movement joints, shrunken worktop sealant and botched or over-sealed joints, and people most often call us about torn expansion joints and products that weren’t meant for the joint.
London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in Maida Vale, getting the joints right keeps water where it belongs and the room looking clean.
A one-year guarantee comes as standard.

What the job involves on each surface
Windows & doors
Failed frame mastic is often hard, cracked and in several layers. We remove it all and clean back to sound surfaces.
Leaking trays & enclosures
Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, tray edges and screen profiles included.

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Have loose fittings fixed before resealing
- Get the cause of a repeat leak found before resealing
- Never fill a movement joint with mortar or grout
- Look for stains below bathrooms now and then
Clean gently: a mild cleaner and a soft cloth, with no blades or scourers.
Leaks through failed sealant grow over time. Every shower or downpour sends more water through, into whatever is behind or below. Sorting it early limits the damage.
Bathrooms and kitchens in Maida Vale
London has hard water, so limescale builds up on sealant, grout and fittings. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.
Maida Vale is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Managing a site like Essendine Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

When to call us in Maida Vale
One of the commonest remedial jobs is sealant on top of sealant. New silicone cannot stick to the old bead, so the top layer lifts and water and mould collect between the two.
These are the problems we’re asked about most:
- Sealant that came away because the surface wasn’t prepared
- Worktop sealant that has shrunk and split
- Over-sealed joints coming away
- Black mould underneath the bead
Homes close to St Peter Elgin Avenue include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What your quote should include
- What guarantee comes with the work
- Whether you can choose the colour
- How hidden problems are handled
- Is the old sealant removed completely?
Honest limits
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Movement from fittings that are not supported
- Plumbing leaks behind walls or under trays
- Failed tanking or loose tiles behind the sealant
If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

Maida Vale: your questions answered
Is parking a problem for a job in Maida Vale?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
Do you work for landlords with property near Kilburn High Road station?
Yes, rental work is part of what we do. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.
Is it messy?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do you cover Maida Vale?
Yes. We cover Maida Vale and the rest of Greater London, as part of our work across South East England, London and Scotland. For a quote, phone 0345 464 0079 or email us.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
How long will it take to strip and reseal the joint?
A little longer than a standard reseal. For most joints, it’s a few hours.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
The process
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours, depending on how many layers have to come out. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Mention any sign-in or site rules at work premises
- Let us know about earlier repairs to the joints

Advice
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
What happens if it’s left?
Hidden water does the most damage: wet floors, stained ceilings and swollen worktops. Dealing with the joint now is a small job by comparison. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Maida Vale, the repair is bigger than a sealant job.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
