Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Use a soft cloth, not a scourer, on silicone
  • Ask why a joint failed before redoing it
  • Don’t point over movement joints
  • Keep an eye on the ceiling below the bathroom

Clean gently: a mild cleaner and a soft cloth, with no blades or scourers.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

Remedial sealant in Waterloo

The wrong product in the wrong joint fails however neatly it’s applied. We take it out and use a sealant made for that joint. We work on expansion joints, leaking tray & enclosure joints and shrunken worktop sealant, and common reasons people get in touch are torn expansion joints and gaps opening along the back of the worktop.

Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Waterloo, that is a good reason to put tired sealant and grout right early.

The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or drop us an email.

Waterloo homes and their sealant

There are hotels and other places to stay in and around Waterloo. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you live in an older home near Christ Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like Oasis Academy Johanna? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Waterloo is about 1 mile west of London, in Greater London. Across the SE1 area, we cover remedial sealant for homes and businesses. Waterloo is one of 764 places in Greater London we cover for remedial sealant.

How the job changes by surface

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. That needs refixing before resealing, which we’ll point out.

Over-sealed & botched joints

Botched joints sometimes have damaged edges from earlier scraping. We work carefully to avoid adding to it, and tell you about any damage we find.

Why it’s worth doing now in Waterloo

A joint that has failed twice will fail again unless the cause is dealt with. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Waterloo, the repair is bigger than the sealant job would have been.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

What affects the quote in Waterloo

For a quick quote, just ask. The main things that affect it are:

  • Working hours on commercial sites
  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

Photos help, but a description is a good start. Please mention:

  • How many joints, rooms or windows are involved
  • The type of property
  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email

Need a quote? Please ring 0345 464 0079 or email us with a few details. You will know what we plan to do, and what it will cost, before any work begins.

What we are called out for in Waterloo

Using the wrong product is a common cause: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.

The most common problems we see are:

  • Torn expansion joints
  • Smears and lumps from a botched reseal
  • Worktop sealant that has shrunk and split
  • Repeat leaks from the same joint

Letting a property close to London Waterloo station? Then a joint that keeps failing is best fixed properly while the property is empty.

What to look for in a quote

  • Whether all the old sealant comes out first
  • What happens if they find a problem under the old sealant
  • How the joint is cleaned and prepared
  • Is VAT in the price?

FAQs for Waterloo

Is parking a problem for a job in Waterloo?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Do you work for hotels and guest houses in Waterloo?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Are you fully insured?

Yes. We are fully insured for every job we do.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can you match the sealant colour?

Normally, yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

Is remedial work guaranteed?

Yes. Remedial work carries the same 12-month guarantee as all our work.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What we do, step by step

The work is kept neat and contained to the area we’re working on. The job normally takes a few hours for a typical bath or shower, longer where several layers have been applied, and we tell you how long to leave it before we go. In Waterloo, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Mention any tricky access
  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks
