About bathroom resealing in WC2N
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include cracked, shrunken or lifting silicone and a reseal done over the top of the old bead, on wet rooms, kitchen worktops & upstands and sinks & splashbacks.
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.

Bathrooms and kitchens across WC2N
In WC2N, bathroom resealing takes in flats, houses, rentals and businesses, in South Bank and Waterloo and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in WC2N, joints are cleaned back properly before anything new goes in.
South Bank: If you live in an older home near St John's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to London Waterloo station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What we are called out for in WC2N
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
These are the problems we’re asked about most:
- Water getting behind the kitchen upstand
- Failed sealant on the screen profile
- Leaks into the floor or ceiling below
- Lumpy, uneven sealant from a DIY attempt
Landlords, agents and businesses in WC2N
Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
When something else is needed
New sealant can’t fix everything, and we will tell you before any work starts. Sealant won’t put right:
- Loose or hollow tiles, or failed tanking behind them
- Water getting in through the grout rather than the sealant
- A leaking waste, trap or valve
Why act early?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.
Questions to ask before booking
- How the joint is cleaned and prepared
- Are they insured?
- Is VAT in the price?
- Who turns up on the day
Aftercare tips
To keep the joints looking good and working properly:
- Open a window or run the fan so the room dries
- Never pick at the silicone with a blade
- Do not let bottles sit on the bead
- Let new sealant cure fully before it gets wet
Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
WC2N questions
Do you have insurance?
Yes. Full insurance covers our work.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Is there any odour?
Possibly a little. It fades as the sealant cures.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.
Where are you based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
I’m a tenant. Can you help?
Of course. Check with your landlord; we can send the quote to them too.
Do you work for landlords and businesses?
Yes, we do. We work in homes, commercial premises and hotels.
