What we cannot put right

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • A leaking waste, trap or valve
  • A bath or tray that moves because it is not properly supported
  • A cracked shower tray or bath (that needs repair or replacement)

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

Bathroom resealing in Waterloo

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We are often asked to deal with lumpy, uneven sealant from a DIY attempt and damp behind the bath or under the tray, across shower trays & enclosures, wet rooms and sinks & splashbacks.

In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout, and homes in Waterloo are no different.

You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

What happens if it’s left?

The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last. In a flat in Waterloo, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Use gentle cleaners on the silicone
  • Avoid abrasive pads on the sealant
  • Wait for the cure time we give you
  • Do not let bottles sit on the bead

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

What the job involves on each surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.

Questions from Waterloo

Do you work in hotels near Waterloo?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Can parking be tricky for a visit in Waterloo?

Parking in Waterloo, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can you quote for more than one area?

Yes. More than one area can go on one quote.

Is the work guaranteed?

Yes. Our 12-month guarantee covers every job, and we are ARBOMaster approved applicators.

Can you just seal over the old silicone?

No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

How long does the new silicone need before I use the shower?

We give you the cure time before we leave, and it’s usually around 24 hours. Getting it wet too early can spoil the new joint.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

The process

We work through the job in order: protect, prepare, seal, tidy. Typically it takes around two hours for one bath or shower, longer for a whole bathroom and we leave things clean and tidy. In Waterloo, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints

Advice

Bathroom resealing in Waterloo: local notes

London has hard water, so limescale builds up on sealant, grout and fittings. Waterloo has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Schools such as Oasis Academy Johanna are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near London Waterloo station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

When to call us in Waterloo

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

Look out for these signs:

  • Shrunken sealant along the back of a worktop
  • Leaking joints on a shower screen
  • Mouldy sealant that has gone black
  • Water getting behind the bath panel

As a London address, Waterloo can be tricky for parking: let us know about parking bays, permits or a driveway.

What your quote should include

  • Whether all the old sealant comes out first
  • What the quote includes, VAT included or not
  • What happens if they find a problem under the old sealant
  • Whether they’re fully insured
