Bathroom resealing for homes and businesses in Bankside
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on shower trays & enclosures, wet rooms and sinks & splashbacks, and common reasons people get in touch are black spots spreading through the bead and a messy, uneven bead from a previous reseal.
In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout, and homes in Bankside are no different.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Bankside questions
Could a tired shower seal in my Bankside flat affect the neighbours below?
Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that’s down. Cutting out the old sealant and laying a new bead early stops it getting that far.
Do you work for hotels and guest houses in Bankside?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Does someone need to be in?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Is white the only colour available?
White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
Do you work in Bankside?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Bankside.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
How long will the resealing take?
A single bath or shower takes about a couple of hours, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
What affects the cost of bathroom resealing
For a quick quote, just ask. The main things that affect it are:
- The number of rooms or windows
- The product the joint needs
- Any working-time requirements on site
- How much old sealant there is and how hard it is to remove
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.
Helping us quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- The type of property
- What’s wrong with the joints now
- Any access issues, like height or stairs
- How many joints, rooms or windows are involved
We quote each job on its own, so the first step is telling us about yours. Just phone 0345 464 0079 or email us with the details and send pictures if you have them.

Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that.
Why it’s worth doing now in Bankside
Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows, and the next reseal means two layers to cut out. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble for homes in Bankside.
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or drop us an email and we’ll talk you through it.

Honest limits
To be straight with you, some problems need a different trade:
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
- Tiles that have come away from the wall
Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before you book.

Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Avoid abrasive pads on the sealant
- Give the silicone its full cure time
- Dry worktop joints after washing up
- Keep bottles off the sealant line
Keep water off the new bead until it has cured, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.
What we do, step by step
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes half a day or less for one room, longer when the kitchen is included. In Bankside, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Before we arrive
- Clear the area around the work
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any water getting in
