Remedial sealant in Barking, done properly

In Barking, as anywhere, remedial jobs tend to look alike: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. We strip each one back and start from scratch. We work on leaking tray & enclosure joints, failed movement joints and botched or over-sealed joints, and the jobs we see most are sealant peeling off a dusty or damp surface and smears and lumps from a botched reseal.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or send us an email.

Why act early in Barking

DIY removal often leaves scratches and a film of residue, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

  • An ARBOMaster approved applicator

The process

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a typical bath or shower, longer where several layers have been applied and we leave things clean and tidy. In Barking, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you are told about anything else we found.

When it is not the sealant

In fairness, there are a few things sealant will not fix:

  • A tray or worktop that needs refixing first
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Cracks in the fitting rather than the joint

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think.

Surfaces we seal

  • Failed movement joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Expansion joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints

When to call us in Barking

Even good sealant ages. Over the years it shrinks, hardens and gets colonised by mould, especially in damp, poorly aired rooms. At that point it has to come out.

Keep an eye out for these signs:

  • Torn expansion joints
  • Black mould underneath the bead
  • A shower that leaks however often it’s resealed
  • Sealant that came away because the surface wasn’t prepared

If you live in an older home near St Patrick's Church, walls and floors in older homes can move, and sealant and grout show it first.

Barking questions

Can parking be tricky for a visit in Barking?

Parking in Barking, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Do you work for landlords with property near Barking station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Can you fix a reseal that hasn’t worked?

Yes. We’ll take all the sealant out, look for why it failed and reseal it properly.

Do you do commercial work?

Yes. We can plan bigger jobs in stages.

Where do you work from?

We are based in Crawley, and we work across South East England, London and Scotland.

How long does the work take?

It takes a few hours for most joints, depending on how much old sealant has to come out. We’ll give you a timescale when we quote.

How long should I leave it?

That depends on the sealant used, so follow the cure time we give you when we finish.

What affects the cost of remedial sealant

We do not publish a price list. The quote depends on:

  • The product the joint needs
  • How many rooms, windows or areas are involved
  • Access and height
  • Whether there’s mould to deal with

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

What we need to know

There’s no need for technical detail. Just tell us:

  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • A few photos by email, if you can
  • Whether it’s a home or a business

For a quote, call 0345 464 0079 or email us and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Surface by surface

Windows & doors

Wrong-coloured or messy mastic can be replaced for appearance too, matched to the frame colour.

Leaking trays & enclosures

Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. Both are checked before we reseal.

Bathrooms and kitchens in Barking

London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.

Rented homes near Barking station change hands often, and a joint that keeps failing is best fixed properly while the property is empty. Barking is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
