Longlands Remedial Sealant
Our applicators work in Longlands on removing failed, mouldy or leaking sealant and putting it right. Old material cut out, joints cleaned and sealed neatly.
- Wide, uneven beads that look worse than the old ones
- Movement joints that have split or pulled away
- Kitchen joints letting water behind the worktop
Aftercare tips
Looking after new joints is easy, and it makes a real difference:
- Do not wait for a small gap to become a leak
- Check ceilings under showers for marks
- Get the cause of a repeat leak found before resealing
- Keep movement joints clear of mortar and paint
Keep the room ventilated: run the fan during and after showers, or open a window.
Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.
How we handle remedial sealant in Longlands
The wrong product in the wrong joint fails however neatly it’s applied. Out it comes, and in goes a sealant suited to the job. Common call-outs are for worktop sealant that has shrunk and split and sealant that came away because the surface wasn’t prepared, on shrunken worktop sealant, mouldy bath & shower sealant and failed movement joints.
London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in Longlands, getting the joints right keeps water where it belongs and the room looking clean.

Longlands homes and their sealant
In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early. London has hard water, so limescale builds up on sealant, grout and fittings.
Letting a property close to New Eltham station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Longlands is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. In the older streets around Christ Church, walls and floors in older homes can move, and sealant and grout show it first.

How we quote for remedial sealant
Your quote is based on your job. We take into account:
- How many rooms, windows or areas are involved
- How much there is to do
- Any working-time requirements on site
- Any mould that needs treating
What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

Common questions in Longlands
Do you work for landlords with property near New Eltham station?
Yes, we work for landlords and letting agents. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.
I live in a flat in Longlands. Can a failed seal leak into the flat below?
Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.
How long before the joint can be used?
Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint.
What happens if the problem is the tray or the plumbing?
We check for that before we reseal. If the fault is elsewhere, you’ll know before any work is done.
Do you come to Longlands?
Yes. We work in Longlands and the rest of Greater London. To book, ring 0345 464 0079 or drop us an email.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll explain our choice.
Is it messy?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
Why deal with it now?
Adding more sealant is the usual quick fix, and it rarely works. It cannot bond to what’s underneath, leaving the leak in place and one more layer to cut out later. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Longlands, the repair is bigger than the sealant job would have been.
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, call 0345 464 0079 or email us for an honest opinion and a quote.

Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
How the visit works
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for most joints, depending on how much old sealant has to come out. In Longlands, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.
- We look at how the sealant has failed and check for movement or a leak path.
- We strip the joint completely, removing any layers below.
- Next, any mould is treated and the joint dried.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- The new joint is tooled neatly and we explain anything else we found.
How to prepare
- Tell us about any water getting in
- Clear the area around the work
- Mention any sign-in or site rules at work premises
