About our remedial sealant in Upper Norwood

Movement and expansion joints fail when the sealant cannot stretch. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. We’re often asked to deal with gaps opening along the back of the worktop and mould trapped under a layer of silicone, on leaking tray & enclosure joints, expansion joints and failed movement joints.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest.

Your job is guaranteed for a year, as with all our work.

What affects the cost of remedial sealant

You’ll get a clear quote before work begins. It takes into account:

  • Access and height
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint
  • The number and length of the joints

Doing several joints on one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • Access, such as stairs, a lift or height
  • The problem you’ve noticed
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business

Need a quote? Please phone 0345 464 0079 or drop us an email with a few details. You will know what we plan to do, and what it will cost, before any work begins.

Why act early in Upper Norwood

Stripping out botched sealant adds time to a reseal, but not by much: it takes a few hours for most joints, depending on how much old sealant has to come out. Compared with chasing the same leak every few months, it’s time well spent. In a flat in Upper Norwood, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.

Why us?

  • Sealant colour chosen to suit
  • Domestic, commercial and hotel work
  • We agree the colour with you first
  • Old sealant always removed completely

What sealant work can’t fix

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Cracks in the fitting rather than the joint
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water damage behind tiles that needs a tiler

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think.

Joints and surfaces we work on

  • Expansion joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Surface by surface

Mouldy bath & shower sealant

Black mould inside the bead will not scrub out. All of it comes out, and the joint is treated and dried ahead of a new anti-fungal bead.

Movement & expansion joints

Movement joints in floors, walls and façades need a flexible sealant set to the right depth. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed with a low-modulus product.

The process

On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. The work generally takes a few hours for most joints, depending on how much old sealant has to come out. In Upper Norwood, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints
  • Let us know about stairs, lifts or work at height

Questions from Upper Norwood

Is parking an issue for remedial sealant in Upper Norwood?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Do you work for landlords with property near Gipsy Hill station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.

Can you reseal a split movement joint?

Yes. Where mortar or filler has been used instead of sealant, it’s removed where it can be, and reseal with a flexible product.

How long before the joint can be used?

It depends on the product and the conditions. Before we leave, we will tell you the cure time.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints.

How do I get a quote for remedial sealant in Upper Norwood?

Every job is different, so each one gets its own quote. For a quick quote, call 0345 464 0079 or send us an email and let us know what needs doing and where.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.

Upper Norwood homes and their sealant

London’s water is hard, so limescale builds up on sealant, grout and fittings. In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early.

Homes close to Christ Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. As a London address, Upper Norwood can be tricky for parking: let us know about parking bays, permits or a driveway. If you let a flat or house near Gipsy Hill station, botched sealant from a previous quick fix is easier to strip out between tenants.
