Remedial sealant in Heath Park

How we handle remedial sealant in Heath Park

Water on the floor does not always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. If you’re dealing with smears and lumps from a botched reseal and mould trapped under a layer of silicone, we can help, on failed movement joints, expansion joints and botched or over-sealed joints alike.

London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. That makes worn sealant and cracked grout in Heath Park more than a cosmetic job.

Big or small, it’s backed by our 12-month guarantee in Heath Park and across Greater London.

Remedial sealant around Heath Park

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. Heath Park has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Homes close to Saint Alban Church of England include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. As a London address, Heath Park can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Heath Park is about 1 mile east of Romford, in Greater London. Heath Park gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Every address in RM11, RM1 and RM2 is covered for remedial sealant. Whether your property is on Moss Lane, Park Lane and Manor Road or anywhere close by, our applicators can take on the job. What we do, step by step

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours for most joints, depending on how much old sealant has to come out in most cases. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Plan for the work area to be out of bounds to pets and children
  • Mention any leaks or damp you’ve noticed

Advice

Can I do it myself?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Leave it or put it right?

Mould under a bead cannot be reached by cleaning. The layers have to come out, so the joint can be treated and resealed. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble for homes in Heath Park.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Your questions about remedial sealant in Heath Park

Can you help a landlord with a rental near Gidea Park station?

Yes, we work for landlords and letting agents. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.

Do you take on hotel work around Heath Park?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.

Are you fully insured?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

Do you offer different sealant colours?

Most of the time, yes. We will tell you which colours the right product comes in and agree one before any work starts.

Where are you based?

We work from Crawley. We cover Heath Park and the rest of Greater London, along with the rest of our area.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Can old silicone be taken off without scratching the tiles?

Yes, with care. The old bead is cut and lifted with tools that suit the surface, and the residue is cleaned away. We point out any damage that is already there.

Do you need remedial sealant in Heath Park?

Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks, faster where ventilation is poor. Then the only fix is removal and a new bead.

Most people get in touch after spotting one of these:

  • Smears and lumps from a botched reseal
  • Caulk or the wrong sealant used in a wet area
  • Torn expansion joints
  • Over-sealed joints coming away

If you look after a building such as Squirrels Heath Infant School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Questions to ask before booking

  • Is VAT in the price?
  • How long to leave it before use
  • Whether you can choose the colour
  • What preparation is included

Our hiring checklist

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

When it isn’t the sealant

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Tiles that have come away from the wall
  • A tray or bath that’s cracked
  • A bath, tray or worktop that moves until it’s properly fixed

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly.

  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints

Looking after it afterwards

Looking after new joints is easy:

  • Clean sealant with mild products only
  • Keep the room well ventilated
  • Get the cause of a repeat leak found before resealing
  • Look for stains below bathrooms now and then

Watch the joint over the first few weeks, especially if movement was the problem. Should anything change, phone 0345 464 0079 or send us an email.

Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Each one is worth getting looked at.
