Remedial sealant in The Hale
Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. Only then can new sealant bond. We’re often asked to deal with torn expansion joints and products that weren’t meant for the joint, on leaking tray & enclosure joints, mouldy bath & shower sealant and expansion joints.
Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In The Hale, that’s a good reason to put tired sealant and grout right early.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Questions from The Hale
Can worn sealant in a flat in The Hale cause a leak downstairs?
Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.
Is parking a problem for a job in The Hale?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
Can old silicone be taken off without scratching the tiles?
Yes. Residue is removed with a product suited to the surface rather than scraped hard.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Where is Mr Mastic based?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we are using and why.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
For landlords and businesses
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.
If you manage several properties in or around The Hale, several properties can be quoted together. Just tell us the addresses and what each one needs.
Why deal with it now?
Spraying mould remover on a sealed-over joint doesn’t reach what’s underneath. Removal is the only way to get at it, so the joint can be treated and resealed. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and send you a clear quote before we start.

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Run the fan after every shower
- Keep an eye on the ceiling below the bathroom
- Keep bleach and abrasives off the bead
- Report a tray that rocks or a worktop that lifts
Watch the joint over the first few weeks, particularly where the original failure was caused by movement. If anything changes, just phone 0345 464 0079 or send us an email.
Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.
What we do, step by step
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on how many layers have to come out. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in The Hale. A visitor permit or a nearby bay makes the visit run more smoothly.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Let us know about stairs, lifts or work at height
- Tell us about any water getting in

Related advice
DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
How the job changes by surface
Over-sealed & botched joints
A thick bead smeared across tiles often hides mould or gaps. We strip it back so we can see the joint.
Worktops & kitchens
Kitchen joints often have grease and cleaning residue deep in them, so we spend extra time cleaning before resealing.
When it isn’t the sealant
It helps to know what we cannot do:
- A cracked shower tray or bath (that needs repair or replacing)
- A tray or worktop that needs refixing first
- Plumbing leaks behind walls or under trays
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.
Joints and surfaces we work on
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
- Expansion joints
- Botched or over-sealed joints
- Failed movement joints
Remedial sealant in The Hale: local notes
London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.
Homes close to John Keble Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Mill Hill Broadway station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. If you look after a building such as Mathilda Marks-Kennedy Jewish Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
