How we handle sand mastic in The Hale

Silicone on a period window often looks wrong and does not suit the building. Sand mastic is the traditional choice and we can swap the silicone for it. We work on tenement windows, period & listed homes and timber door frames, and the jobs we see most are draughty sash windows at the surround and modern sealant on a period surround.

Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out.

Our work is backed for twelve months.

Honest limits

Before you book, it’s worth knowing the limits:

  • Sashes that need overhauling
  • Broken panes
  • Damaged stone surrounds

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before booking.

Joints and surfaces we work on

  • Stone surrounds
  • Timber door frames
  • Sash and case windows
  • Period & listed homes
  • Tenement windows
  • Brick reveals

What we do, step by step

When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work starts. Most jobs take a few hours for a single window, longer for several. In The Hale, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

What we are called out for in The Hale

Timber swells and shrinks with the weather. The movement cracks the mastic little by little.

Signs it’s time to call us include:

  • Patchy fillers round a sash window
  • Gaps where the frame meets the masonry
  • Gaps round a timber door in stone or brick
  • Crumbling sand mastic round a window

Schools such as Mathilda Marks-Kennedy Jewish Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Our hiring checklist

Different surfaces, different methods

Stone surrounds

Stone openings are rarely perfectly straight, so the joint varies in width. Sand mastic is shaped by hand to suit.

Sash and case windows

Most of our sand mastic work is on sash windows. Each joint round the box is raked out and renewed.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Leave it or put it right?

Before painting the windows, it pays to renew the mastic. Paint over cracked mastic will not stop the gaps, and the new mastic is traditionally left unpainted. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

What sand mastic looks like in The Hale

With historic houses such as Headstone Manor (about 4.4 miles south-west) nearby, there’s older building stock in the area around The Hale as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

The Hale is in London, so parking needs planning: let us know about parking bays, permits or a driveway. In the older streets around John Keble Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

No. We work neatly, protect the area around the joints and tidy up afterwards.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
