How we handle remedial sealant in East Sheen
If a joint has been resealed and is leaking again, it’s worth a proper look. Send photos when you ring 0345 464 0079 or email us. We’re often asked to deal with repeat leaks from the same joint and caulk or the wrong sealant used in a wet area, on botched or over-sealed joints, failed movement joints and shrunken worktop sealant.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest.
All our work is covered by a 12-month guarantee, wherever you are in Greater London.

For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured for the work.
How the job changes by surface
Mouldy bath & shower sealant
Mould that has grown into silicone doesn’t clean out for good. The sealant is cut out completely, the joint treated with a mould remover and dried before anti-fungal sanitary silicone goes in.
Over-sealed & botched joints
A thick bead smeared across tiles often hides mould or gaps. We strip it back so we can see the joint, then reseal neatly.

East Sheen homes and their sealant
London has hard water, so limescale builds up on sealant, grout and fittings. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.
Homes close to All Saints' Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. As a London address, East Sheen can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

What happens on the day
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours for most joints, depending on how much old sealant has to come out from start to finish. In East Sheen, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Mention any tricky access
- Plan for the work area to be out of bounds to pets and children

Advice
What sealant work cannot fix
It helps to know what we cannot do:
- A leaking trap, valve or supply pipe
- A tray or worktop that needs refixing first
- Failed tanking or loose tiles behind the sealant
If in doubt, call 0345 464 0079 or send us an email and we will say what we think.
Surfaces we seal
- Botched or over-sealed joints
- Leaking tray & enclosure joints
- Mouldy bath & shower sealant
- Failed movement joints
- Expansion joints
- Shrunken worktop sealant
What affects the cost of remedial sealant
Your quote is based on your job. We look at:
- Any working-time requirements on site
- Any mould that needs treating
- How much there is to do
- The product the joint needs
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or drop us an email and we’ll talk you through it.
Asking for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- Roughly how big the job is
- If someone has resealed it before
- Photos by email, if that is easy
For a quote, phone 0345 464 0079 or send us an email with the location and a short description of the problem. You will have a clear quote before work begins.
Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Run the fan after every shower
- Keep an eye on the ceiling below the bathroom
- Have loose fittings fixed before resealing
- Use a soft cloth, not a scourer, on silicone
Do not let anyone seal over it later. Over-sealing is how many remedial jobs start, so the old bead should always come out first.
Don’t keep resealing the same joint. Get the cause found first, or the next bead will go the same way.
Signs you need remedial sealant in East Sheen
How a joint is built matters as much as the product. Sealant packed too deep, or stuck to the back of the joint as well as the sides, can’t stretch, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.
Any of these means the joints need attention:
- Gaps opening along the back of the worktop
- Mould trapped under a layer of silicone
- Products that weren’t meant for the joint
- Floor or wall movement joints that have failed
If you let a flat or house near Mortlake station, a joint that keeps failing is best fixed properly while the property is empty.

Your questions about remedial sealant in East Sheen
I let a flat near Mortlake station. Can you help?
Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before any work starts.
I live in a flat in East Sheen. Can a failed seal leak into the flat below?
It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.
Is there any odour?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
How much does remedial sealant cost in East Sheen?
Every job is different, so each one gets its own quote. To get one, ring 0345 464 0079 or send us an email with a short description of the job.
How long does the work take?
A little longer than a standard reseal. For most joints, it’s a few hours, and we confirm the time with your quote.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. We will take all the sealant out, look for why it failed and reseal it properly.
