Remedial Sealant in Greenwich
Our applicators work in Greenwich on removing failed, mouldy or leaking sealant and putting it right. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Sealant that came away because the surface wasn’t prepared
- Mould trapped under a layer of silicone
- Leaks that keep coming back after resealing
How we handle remedial sealant in Greenwich
With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. We are often asked to deal with wide, uneven beads that look worse than the old ones and leaks that keep coming back after resealing, across failed movement joints, mouldy bath & shower sealant and shrunken worktop sealant.
Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in Greenwich, getting the joints right keeps water where it belongs and the room looking clean.
We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Your questions about remedial sealant in Greenwich
Is parking an issue for remedial sealant in Greenwich?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
Do you work for landlords with property near Maze Hill station?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.
Are you insured?
Yes, we are fully insured.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
When is the sealant fully cured?
Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.
Where do you work from?
We work from Crawley. We cover Greenwich and the rest of Greater London, along with the rest of our area.
Can you strip sealant from an acrylic tray safely?
Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.
Can you take off two layers of silicone?
Yes. Stripping layered sealant takes longer than a normal reseal, but it’s the only way the new joint will last.
What sealant work cannot fix
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Water damage behind tiles that needs a tiler
- A leaking trap, valve or supply pipe
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly before booking.
Surfaces we seal
- Failed movement joints
- Shrunken worktop sealant
- Leaking tray & enclosure joints
- Expansion joints
- Mouldy bath & shower sealant
- Botched or over-sealed joints
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Do you need remedial sealant in Greenwich?
Joint depth matters. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, and tears at the first real movement. Backing rod or bond-breaker tape prevents it.
Signs it’s time to call us include:
- Over-sealed joints coming away
- Movement joints that have split or pulled away
- Smears and lumps from a botched reseal
- Beads that never stuck properly
Rented homes near Maze Hill station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Remedial sealant in Greenwich: local notes
London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. London has hard water, which leaves limescale on sealant, grout and taps.
Greenwich is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Homes close to St Mary's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Greenwich is about 4 miles east of London, in Greater London. We provide remedial sealant to homes and businesses in Greenwich, as part of our work across Greater London. Greenwich is one of 764 places in Greater London where we work.
Our applicators cover all of SE10, SE3 and SE8 for remedial sealant and the streets around it. If you need remedial sealant at a property on Cade Road, Webb Road and Creek Road or a nearby road, our applicators can take on the job. Being close to the A2203 and A2211, Greenwich is easy for our applicators to reach for remedial sealant. If you are just outside Greenwich, we cover Maze Hill (1 mile north-east), Vanbrugh Park Estate (1 mile east), Blackheath (1 mile south-east), Westcombe Park (1 mile east) and Isle of Dogs (1 mile north-west). What’s near Greenwich
In Greenwich, that means homes and buildings near The Plume of Feathers pub, John Roan School and Royal School of Naval Architecture and Marine Engineering and the streets around them. You will also find Island Gardens (0.6 miles north-west) and St. Paul's (1.1 miles west). There’s a railway station in Greenwich itself: Maze Hill station. Nearby you will also find Greenwich Castle (less than half a mile south-west) and Greenwich District Hospital (0.5 miles north-east). Not far away are Tower Hill and Creekside Discovery Centre.
Why deal with it now?
Remedial work takes longer than a straight reseal, but not by much: it takes a few hours for a typical bath or shower, longer where several layers have been applied. It’s far less disruption than resealing the same joint again and again. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.
Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

How the visit works
We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for most joints, depending on how much old sealant has to come out. In a London area like Greenwich, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.
- We start by checking the joint for movement, leaks and the reason it failed.
- Every layer of old sealant is cut and cleaned out.
- The joint is cleaned, treated for mould and left to dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- We tool the joint and tell you about anything else that needs attention.
How to prepare
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can
- Keep pets and children clear of the area while we work

Advice
How the job changes by surface
Mouldy bath & shower sealant
Repeat mould generally points to a damp, poorly aired room. Along with resealing, we will mention if the room needs better ventilation.
Over-sealed & botched joints
A thick bead smeared across tiles often hides mould or gaps. Taking it back shows what’s underneath, then reseal neatly.
What affects the cost of remedial sealant
For a quick quote, just ask. What matters most is:
- Whether the work is at height
- Working hours on commercial sites
- The amount of work
- Whether old sealant or filler has to be cut out
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- Any access issues, like height or stairs
- If someone has resealed it before
- What the problem is, such as mould, gaps, leaks or cracking
- The type of property
If you are in Greenwich and need remedial sealant, ring 0345 464 0079 or email us. Tell us what the problem is and where, and you’ll get a clear quote before any work starts.
