Bathroom resealing for homes and businesses in Lisson Grove
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Typical jobs include two layers of silicone, both failing and a joint torn by a bath that flexes, on basins & vanity units, baths and wet rooms.
In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

How to look after the new joints
So the new joints stay in good condition:
- Dry the bead with a towel now and then
- Do not let bottles sit on the bead
- Wait for the cure time we give you
- Clean with a mild bathroom cleaner and a soft cloth
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
The process
Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a London area like Lisson Grove, the main things to plan are parking and access: let us know about parking, the floor we will be working on and any lift or shared entrance.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, usually around 24 hours.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- On commercial sites, let us know about site rules
- Let us know about earlier repairs to the joints

Advice
Lisson Grove: your questions answered
Can you help a landlord with a rental near London Marylebone station?
Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.
Is parking a problem for a job in Lisson Grove?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
How long does it take to reseal a bath or shower?
Allow two to three hours for a typical bath, depending on how much old sealant there is. We will confirm how long your job needs when we quote.
Can I add another job to the visit?
Yes. More than one area can be quoted together.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Do you guarantee your resealing?
Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.
Bathroom resealing in Lisson Grove: local notes
London has hard water, which leaves limescale on sealant, grout and taps. Lisson Grove has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Letting a property close to London Marylebone station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Lisson Grove is in London, so parking needs planning: let us know about parking bays, permits or a driveway. If you live in an older home near St Paul's Community Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Different surfaces, different methods
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
What affects the cost of bathroom resealing
The price is agreed before any work begins. It takes into account:
- The product the joint needs
- How many areas need sealing
- Whether old sealant or filler has to be cut out
- The number and length of the joints
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, call 0345 464 0079 or email us for an honest opinion and a quote.
What we need to know
To make quoting easier, please include:
- Photos by email, if that’s easy
- How we’d reach the joints
- How many joints, rooms or windows are involved
- Whether it’s a home or a business
Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.

Leave it or put it right?
Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back. If something else is wrong, we will tell you. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.
